said point of beginning being the northeasterly corner of land of
the party of the second-part.and the northwesterly corner of land
of the party of the first part; from said point of beginning running
along said land of the party of the second part, S. 180 131 E.- 295.67
feet to a monument and land of Mason Brothers; thence along said land
of Mason Brothers, being along the line of a ditch, N. 710 081 40"
E.-30.0 feet; thence along.said land of the party of the first pert,
N. 180 131 W.-295.34-feet to said southerly line of Knollwood Lane;
thence along said southerly line of Knollwood Lane, S. 710 471 W.-
30.0 feet to the point of beginning.
TOGETHER with all the right, title and interest of the party of
the first part of, in and to that portion of Knollwood Lane adjacent
to said premises to the center line thereof.
BEING AND INTENDED TO BE a part of the premises conveyed by
Robert H. Preston and others to Charles Koehler and Barbara Koehler,
his wife by deed dated September 16, 1958 and recorded in Suffolk
County Clerk's Office on September 24 1958 in Liber 4519 of deeds
at page 96 and SUBJECT to covenants and restrictions as contained
in said deed.
