HOOIM ,late of Rockville Centre. , Nassau County, New York ,deceased, party of the first part,and CHARLOTTE S. HOOLEY, residing at No. 209 Hempstead- . Avenue, Rockville Centre, New York, party of the second part, WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said last will and testament,and in consideration of ONE ($1.00) dollar75 lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second par[forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, Iyingandbeingimatz: at Nassau Point or Little Hog Neck, Suffolk County, New York, and known and designated as Lot Number 250 on map entitled: "Amended Map A of Nassau Point owned by Nassau Point Club Properties, Inc., situate in Town of Southhold, Long Island, N.Y.," surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. & Surveyor, Greenport, N.Y. and filed in the office of the County Clerk of Suffolk County, N.Y. August 16, 1922, file No. 156. Together with the privilege of a right of way from the land herein agreed to be conveyed over the road to the southerly line of the adjacent premises known on the above mentioned map as the Effie M. Trowbridge Plot, conveyed to Arthur W. Hahns July 27, 1925, and a ,.h privilege of a right of way 5 feet in width along the southerly boundary line of the said adjacent premises known on the above men- tioned Map as the Effie M. Trowbridge Plot, conveyed to Arthur W. Hahne on July 27, 1925, from the said roadway to the highwater mark of Great Peconic Bay, to provide access to the beach of Great Peconic Bay to the present and future owners of lots 249 and 250 as shown on said Map. Together with an easement and privilege to use a strip of land ex- tending 15 feet in width along and above highwater mark along the shore of Great Peconic Bay, Little Peconic Bay and the westerly side of Wunneweta Pond, in common with,all other persons owning lands as shown on said map. Subject,'however, to easement over a strip of land extending 15 feet in width along and above highwater mark,of waters known as Wunneweta Pond (also known as "The Lagoon") which shall form part of a common roadway for access to and from the beach to the southward of above described premises, for the benefit of all persons owning lands in said Nassau Point. Subject , also, to telephone agreement recorded in office of Clerk of Suffolk County in Liber 1000 of Conveyances, page 431; and covenants and restrictions contained in deed recorded in said County Clerk's Office in Liber 1174 of Conveyances, page 296. 9.5481 vm.%2 Being. the same premises conveyed to Francis G. Hooley, now deceased, by deed dated February 5, 1931, made by Elsie Drake and recorded in the Suffolk County Clerk's Office on August 7, 1931, in Liber 1595 of conveyances at page 182. The real property described herein is conveyed to the party of the second part in partial satisfaction of the devise and bequest made to her under Article TENTH of the Last Will and Testament of Francis G. Hooley, who died a resident of Rockville Centre, New York, on April 23, 1962 and which Last Will and Testament was admitted to probate by the Surrogate's Court of Nassau County on May 2, 1962 on which said last mentioned date, Letters Testamentary were issued to the party of the first part.
