Gentlemen:
~ have revised the site plan to provide for the drive-in facility at
the southwest corner of the Grant's building under the overhang. I enclose
3 copies of the revised site plan for your review.
~he site plan shows 12 stacking spaces for two lanes, plus two cars in
each window lane. ~he stacking computation is based on a 20 foot car length,
so as a practical matter, more stacking is available given the shorter vehicle
lengths which are more prevalent today. If the third lane is activated,
additional stacking is available. A curb along the north side of the stack-
ing lanes has been proposed to prev~t cars frcm cutting corners.

Dear Mr. Goehringer:
Ms. Abigail Wickham, Esq. met with our board August 2, 1982 to dis-
cuss the above captioned site plan.
Ms. Wickham presented to our board a proposed sketch of an alternate
site for the bank to be located at the southeast corner of the exist-
ing block building; this location would require a curb cut for egress
only. This location is one of the three the board suggested at a
previous meeting as it will have less impact on the traffic flow in
the area.
Our board advised Ms. Wickham to proceed with such plans and requested
that she forward correspondence from Alan Cardinale stating his ap-
proval in the reduction of the parking spaces in the area.

At our regular meeting July 19, 1982 our board met with Ms. Abigail
Wickham and discussed the above captioned site plan.
Our board informed Ms. Wickham, after a field inspection made July 16,
1982, it was the concensus of the board to deny the location of the
proposed site as submitted due to potential problems with traffic flow
and congestion. The board suggested three alternate locations on this
site:
(A)
Southeast corner which would require a curb cut
for egress only.
(B) The west end as initially proposed.
(C) The northwest building, using ingress
on Factory Avenue.

Dear Mr. Cardinale:
At a regular meeting of the Southold Town Planning Board, Monday
November 9, 1981 the field inspection committee reported the traffic
flow not being adequate and expressed their concern with the increased
summer traffic causing difficulty for emergency vehicles.
It was the concensus of the board that the proposed site plan be
amended to conform with parking requirements and that a covenant be
filed with the Town. It was suggested that the retail area be re-
duced or a change of use for one of the proposed banks. I have en-

Gentlemen:
Concerning the matter of Mr. Alan A. Cardinale_for the Mattituck
Shopping Center, it is our understanding the their request for
a reduction in the parking is scheduled for your November 9, 1981
agenda. Please be advised that the Board of Appeals has
allowed a variance to construct a drive-in roof addition with
an insufficient frontyard setback as shown on the attached and
subject to your Board's approval.
Concerning the matter of Mr. Allan C. Dickerson, premises located
at the northwest corner of Wickha~ Avenue and Main Road, Matti-
tuck, the Board of Appeals recently granted a variance to the
zoning ordinance for the construction of an addition at the west
side of the subject building with a sideyard setback from the
westerly property line of not less than five feet, subject to
the approval of your Board inasmuch as this property is in a
B-1 Zone.
If you have any questions concerning these matters, please do not

Dear Mr. Raynor:
The Suffolk County National Bank "use" will not change
the number of parking. Their drive up will eliminate 14
parking spaces. In a Retail Shopping Center (100-62G) this
means the reduction of 1400 sq. feet of office retail sale
area.
The North Fork Bank and Trust Co. site area will eliminate
34 parking spaces. Their proposed building office space would
require 3 parking spaces. Therefore, 3700 sq. ft. of Retail
sale area will be reduced from the existing building.
These two projects will reduce the sale office area of
5100 sq. feet of the existing buildings.

At a regular meeting of the Southold Town Planning Board, Monday
October 19, 1981 it was the concensus of the board to request
the Building Inspector to compute the amount of retail sales area
to be reduced to conform with parking requirements for the bank
proposals at Mattituck Shopping Center.

Long Island Nurseries - Mr. Benjamin Kasper and the board discussed
the Suffolk County Planning disapproval as further subdivision is
intended for the future. The board suggested the possibility of sub-
mitting a cluster plan on this property. Mr. Kasper stated that con-
trary to his letter, dated August 17, 1981, he has no intentions of
further subdividing, possibly someone else would. Because this area
was a nursery up until this year, he has had interested parties in-
quire about three and four acre parcels for the use of greenhouses,
as this land is adapted for this prupose. The board advised that if
it was agreeable to Mr. Kasper, that a request for covenants, stating
such, be obtained from the Town Attorney for Mr. Kasper's approval.
/~Suffolk County National Bank at Mattituck - Mr. Alan Cardinale and Mr.~
~d Mertz discussed this site plan with the board. The board advised
Mr. Cardinale that the two bank proposals for the shopping area would
reduce parking area by 51 parking spaces as~stated in Mr. Fisher's
report dated October 16, 1981. The board suggested that in order to
accomodate the two new additions, Mr. Cardinale should find another
form of usage for one of the new proposals or reduce the amount of sales
area in the buildings that are presently dormant, possibly non-retail
use, such as storage and warehouse. A covenant on reduction of retail
area could be included on the site plan. As this area has. received
two variances from the ZBA for the reduction of parking area, it was
suggested that the Building Inspectors compute the amount of sales
area to be reduced to conform with parking requirements. It is the
intent to have a full service facility with the National Bank, includ-
ing service unitl 6:00 p.m. on Friday, as stated by Mr. Mertz. The
North Fork Bank & Trust is not intended to be full service. It was

The proposed theater #3 would replace part of Grants sale area (2936
sq. ft.) Today's code figures one parking space per five seats (299)
60 spaces. This was presented to you and a copy of your letter of
June 4, 1981 with approval subject to one year review is attached.

Mr. Peters, architect for the Suffolk County National Bank, presented a
proposed branch bank of office area to replace sale area. This does
not change any parking. The proposed drive-up window with a roof does
reduce the front yard set back and parking. They have, therefore,
applied for a variance. I understand the Zoning Board of Appeals has or
will be in contact with you about this. The drive-up lay out will eliminate
1~ parking spaces and reduce the landscape area. The Zoning Board of
Appeals (#1226) did grant Mr. Cassella a reduction of landscaping in
1969 so as to provide 143 more parking spaces. This makes the total of
530 spaces now provided. Some in the back are not marked. They have
the state highway permit #X-81-0277 for the 20 ft. exit driveway.
Recently, Mrs Gail Wickham Breesler presented a proposal site plan
for the North Fork Bank and Trust Co. for a drive-up branch office. This
building (approximately 12 x 35) and plot area would eliminate 34
spaces. Estimating 300 sq. ft. of office area would require three new
parking spaces. Two copies of the site accompanies this letter.

Fork Bank and Trust Co. On it, I have drawn additional information
so to show the information available in regard to these premis~s,~ou
want a more professional updated site plan with total building,
parking, landscaping area etc.
Our files show 530 parking spaces was~rovided for the total building
area (120,000) of store and theater use. 90,000 sq.ft, was
for office-sale area. Based on today's code ( one parking space
per five seats} the theater 1,2, and 3 would require 150 spaces. This
is generally used after the peak parking of the sale office use. The
Suffolk County National Bank drive-up would reduce 1~ parking spaces.
The North Fork Bank and Trust Co. building would require three seaces.
The 530 existing spaces would be reduced byS~ making a total offS.
