He suggested it because there is extensive marsh that runs to the road behind the Cutchogue Elementary School Building. 1. DEVELOPMENT: Recommend all previously stated requirements. Most of this area is very developed already. Area on north end of Little Creek is undeveloped at this point. We should look to retain it undeveloped. Wickham Creek area:- We recommend that if the Wickham family ever decide to sell the property, the area should be preserved. After the Wickham property is the Golf Course boarding on the west side of West Creek. Recommend that the North Fork County Club does not use improper pesticides or fertilizers. Robbins Island:- Recommend that the 440 acres be preserved. the only natural piece of land left in Southold Town. It is 2. RECREATION RESOURCES: On Little Peconic Bay as far as this area goes, there are two good town beaches - one on the Causeway at Nassau Point, and one in the New Suffolk area. Boat ramp at New Suffolk should be improved, maybe put in concrete ramp. Beach area needs more parking area. There are public boat ramps at Haywaters Cove and East of Eugene's Creek. Recommend both ramps be improved in the future. The proposed site of the Marina Bay Club, we recommend that this area remain as it is, a marina area as it always has been because there are so few areas that have water dependent use. We recommend that somewhere in the Cutchogue Harbor area, there should be another bathing beach. '.' j,t ' , .~ . CAC LWRP 3/7/89 3. MARINAS: Broadwaters Cove - M-l Zone - marina historical - non-conforming use. Recommend that this remain as is. Do not expand it because it is on a very sensitive creek. On site of proposed Marina Bay Club, recommend them to start up another boat yard, something in scale with the area. 4. FLOOD & EROSION: Recommend Federal Flood Guide lines for any kind of new construction. Most of this area does not have erosion problems. The Nassau Point area on Little Peconic Bay has been taken care of with bulkheading of the bluffs, The only problem that has occurred is that they are loosing beach nourshiment on the Causeway itself. Recommend that possibly an engineer could look at it and see if he could figure out some means that would not harm the environment at all. 5. WATER QUALITY: Surface water - Recommend correct run-off problems as recommended by the CAC, and would also recommend that Golf Course be as careful as possible in the West Creek area. Maybe create a burm that would not allow water to run off from the golf course area into West Creek. Also, further limit the application of chemical fertilizers and pesticides. Recommend that Wickham's farm also be careful with chemicals in the Wickham Creek area. Ground Water - Nassau Point had alot of problems in the past with salt water intrusion. Recommend that for the ~hole waterfront area, that water be trucked in for swimming pools. 6. FISH & WILDLIFE: Recommend Robbins Island should be included in significant habitat areas. Recommend Little Creek and West Creek both do meet formula of significant habitat program. Fish feed and breed in all creeks in this area. Next meeting - March 21, 1989 - 7:30 p.m.
