CAC Local Waterfront Revitalization Program
2/14/1989
ATTENDING:
Steve Latson, Peter Kren, Frank Bear,
Richard Wilton
Steve Latson told us that the Open Space Committee would ~ike
a list from us just so that they would have more land to look at.
SUB-AREA 7 - Town Harbor Lane to Indian Neck Lane
I. DEVELOPMENT:
Recommend all previously stated requirements.
For the area of Southold Bay just to the North side of Mill Creek,
area is pretty well developed up to the Plock property. Since
this is undeveloped land, recommend that the town acquire the Plock
property or as much of it as they can to provide public access for
bathing and/or boating and leave some for open space. Also
recommend town acquire marsh area north of Paradise Point Road.
It flows into Cedar Beach Creek across Cedar Beach Road. It should
be looked into because it is a unique area. If property could not
be acquired, then we recommend 5 acre zoning because it is a extremely
restrictive environmental area.
Corey Creek area, we recommend extremely low density development
on the east side which is still undeveloped at this time. Also
Corey Creek is a critical habitat area.
There is very little developable property in Sub-Area 7 that
fronts on the water except for land on Richmond Creek. The
Emerson property is developable. Recommend to look into the
possibility property either be purchased or set aside in someway
for retention of wooded area and open space next to Richmond
Creek. Possibility of maybe the owners preserving some of the
property to at least Richmond Creek.
2. RECREATION RESOURCES:
As stated, recommend Plock property be acquired for beach area,
boat ramps at Parkers Landing should be improved and used more.
Recommend acquire additional land away from the creek along the
road for additional parking. There is a boat ramp at end of
Minniehaha Blvd. that should be improved. Both boat ramps at
Town Creek, Pine Neck and Founders Landing should be improved.
Recommend that trustees be given some funding to improve all
existing boat ramps in South old Town.

3. FLOOD & EROSION:
Recommend federal flood guide lines. No real bad erosion in this
area. Some erosion in Cedar Beach area because of bulkheads and
hard structures being built way too close to water. During storms,
beach washes out. Recommend that set-back rules be followed.
4. WATER QUALITY:
This area is on the CAC'S list of trouble spots.
shallow water table, and if you develop too much
along the shore line, you are going to get a lot
Recommend that they need an alternate source for
anymore development in this area.
This area has
more in this area
of salt water.
fresh water if
5. HARINAS:
The marinas at Town, Jockey and Goose are In really productive shell
fish areas. Goose Creek is not included in the significant habitat
program whatsoever. Part of Town Creek and Jockey Creek are included
in the significant habitat program. We recommend that Town, Jockey and
Goose Creeks should be included i~ the habitat program in their entirety.
We have two more marinas - Goldsmith's at head of Town Creek and
Southold Harina at head of Jockey Creek. Recommend that if
Goldsmith ever decide to sell property, town may try to acquire
it because of the public access.
Steve Latson would like to make a recommendation that Suffolk
County pay more attention to their marine center at Cedar Beach.
That facility has been under utilized since its inception. They
have a hatchery there that they never use. They have ignored it.
Suffolk County should do something more with it.
The next meeting is to be held on Tuesday, Harch 7th, 1989
