Indicated that mooring areas will need the permission of private bottom areas if we choose such sites. Steve Resler will send information on bottom uses, codes, etc.. Steve will probably be invited to speak to the Town Board & Town Attorney. The Town Board granted Valerie's request for committee. She will attend our next meeting, a secretary 1/31/89. for this . .'. CAC-LWRP I / J 7 / 8 9 ~~~ SUB-AREA 6 Boundary - Steve suggested we change the boundary to run west along the railroad tracks to a point west of Ackerly Pond Road, and then south to the Main Road. He suggested it because of the run-off problems affecting the creeks in the area. I. Development Recommend all previously stated requirements. For the area between Rt 25 and North Road, east and west of Albertson Lane, where large fresh water wetlands exist, we suggest upzoning, cluster development, positive declaration, state or local purchase of the sites between Chapel & Albertson. On the east side of Albertson, duplicate the Hallock's Bay area recommenda- tions. Valerie suggested we assemble a list of ' sites for the open space committee to investigate. Prime area might be the 200= acres in this area. Should also be suggested to Nature Conservancy and other groups for consideratibn. Question was asked how the D.E.C. and other groups, specifically Nature Conservancy, manage the lands they acquire? On the Sage property, suggested we duplicate. the Hallock's Bay recommendations. 2/88 the developers proposed a change of zone to build 40 townhouses on the high ground, and donate the wetlands to the Town. Parcel east of Beixidon is zoned'~R, resort residential, which will allow motel or restaurant construction. Some members are opposed to this use, some support it as one of the few sites on open Bay zoned for this much needed tourist industry facility. Suggested that we recommend the parcels on the west side of Arshamomaque Pond be acquired as open space; recommend we consider Sage property for significant habitat designation. ., . . I , CAC LWRP 1/17/89 SUB-AREA 6 4. Flooding & Erosion Steve suggested we recommend that the barrier island south of Port of Egypt be protected and rebuilt. Perhaps it should be tied to the mainland east of the marinas, to protect the entrance to Arshamomaque Pond. Don asked why the island changed: Steve outlined the most popular Lheory that the owner moored a barge on the westerly end of the island, and the tides etc. did the rest. If the island were tied to the mainland, the area west of POE could be a mooring area or marina site. The entrance to Arshamomaque would be protected from the marina pollution now carried into the Pond by the tide, a significant habitat area would be more protected, and the large eel grass bed at the mouth of the channel would be protected and could be enlarged. " .
