Ulmet and Maria L. ulmet, both residing at 4600 Ole Jule Lane, Mattituck, New York 11952, as Trustees; and T~EMA~ZA L. ~LMET ~E%~.am~ TH~ST, under agreement dated December 5, 2006, Maria L. Ulmet and Warren W. Ulmet, both residing at 4600 Ole Jule Lane, Mattituck, New York 11952, as Trustees; each with a one- half interest in the premises; party of the first part, and THE ULMET QUALIFIED PERSONAL ~SZDENCE TRUST SI, under agreement dated May 8, 2007, Warren W. Ulmet and Maria L. Ulmet, both residing at 4600 Ole Jule Lane, Mattituck, New York 11952, as Trustees; and THE ~LMET QUALIFIED PERSONAL ~EBIDERCI T~UST #II, under agreement dated May 8, 2007, Maria L. Ulmet and Warren W. Ulmet, both residing at 4600 Ole Jule Lane, Mattituck, New York 11952, as Trustees; each a one-half interest in the premises; party of the sebond part, WZTNESSETR, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release quitclaim unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, all of the party of the first part's interest in ALL that certain plot, piece or parcel of land, with buildings and improvements thereon erected, situate, lying and being in the Town of Southold, at Mattituck, County of Suffolk 'and State of New York, and being more fully bounded and described as follews: BEGINNING at a locust post set on that course of the easterly line of Ole Jule Lane, which runs North 2 degrees 35 minutes 10 seconds East, a distance of 427.56 feet southerly as measured along said easterly line of Ole Jule Lane from its intersection with the southerly line of Kraus Road; RUNNING THENCE along said easterly line of Ole Jule Lane North 2.degrees 35 minutes 10 seconds East a distance of 75 feet to a locust post; THENCE along land of Schiller South 64 degrees 25 minutes 50 seconds East, a distance of 290 feet to a point 10 feet easterly from the westerly edge of a dredged canal; T~ENCE in a general southerly direction on a line 10 fe~t easterly from said westerly edge of said dredged canal, a distance of 120 feet; THENCE along land of Schwefel, North 52 degrees 56 minutes 50 minutes West, a distance of 266 feet to the point or place of BEGINNING. . . TOGETHER with all the right, title and interest of th~ party of the first art, if an in P y, and to Ole Jule Lane. in front of and adjacent to the above described premises to the center line thereof. Together w~th all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above-described premises to the center lines thereof; Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises; To have and to hold the premises herein granted unto the party of the second.part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
