RUNNING THENCE from said rn, int or placc of beginning the tbllowing courses and distances:
(I) Along the southerly terminus of Vanston Road, South 80 degrees 40 minutes 30 seconds
West. 25 feet;
(2) South 21 degrees 54 minutes 00 seconds F. ast, 97.74 feet;
(3) North 80 degrees 40 minutes 30 saconds East, 276.70 feet to the bulkhead at the high
water mark of Wunneweta Road;
RUNNING THENCE along the bulkhead and then along the ordina.ry high water mark of
Wunneweta Pond, the following five (5) courses and dislances:

RUNNING THENCE along Mid ,~utherly side of said land on Mid Map, South 80 degrees 40
minutes 30 seconds Wast. 279.30 feet to the easterly side of Vanston Road at the point or place
of BEGINNING.
TOGETHER with an Easement of ingress and egress over roadway, as shown on above
mentioned Map oul to Vanston Road.
TOGETIIER with the right to use the board~valk in common with others as it extends on to other
property, now or lbrmerly of Clarke to the south to Wuanewcta Pond and along the dock and
bulkheading along Wunneweta Pond to the dock and bulkheading of the premises conveyed
herein; provided, however, that the grantee shall share 1/3 of the expense of the repair and
maintenance of the portion of thc boardwalk on the other property now or formerly of Clarke.
Grantee shall be responsible for repair and maintenance of the boardwalk on the premises being
conveyed herein.
TOGETHER with an Easement in conmxon with others 5 feet in width along the southerly
boundary of Lot I on the aforesaid map from the private road known as Vanston Road to the
ordinary high water mark of Great Peconic Bay for pedestrian access to and egress fi'om Great
Peconic Bay.
SUBJECT to the right of the owner of Lot I on the aforesaid Map to usc the well and pump
located on the premises being conveyed herein.
SUBJECT to an Easement o£ ingress and egress over so much of the above described premises
lying in the bed of the roadway as shown on the above mentioned Map.
SUBJECT to the use of the circular drive along the westerly portion or said premises lbr use by
property now or formerly of Ferend to the South.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated ~15/1985, and recorded 2/27/1985 in the Office of the Suffolk County. Clerk in Liber

streets and roads abutting the above described premises to the center lines thc~of; TOGETHER
