Correction to Quitclaim Deed
This Indenture, made the 3R° day of April, Two Thousand and Seven,
BETWEEN
NEAL J. CICHANOWICZ, residing at 2100 Indian Neck Lane. Peconic, New
York 11958, as to an undivided I:1% interest and SARA ClCHANOWICZ,
residing at, 155 Hails Creek Drive, Mnttituck, New York 11952, ns to an undivided
13% interest
party of the first part, and
BRENDA L. CICHANOWICZ residing at 155 Halls Creek Drive. Mattituck, New
York 11952 and WEBB F. MARTIN, residing at 715 Woodhill. Harbor Springs,
Michigan, as Trustees of the NEAL J. ClCHANOWICZ TRUST, dated May 10,
2005, and BRENDA L. CICHANOWICZ residing nt 155 Hails Creek Drive,
Mattituck. New York 11952 and WEBB F. MARTIN, residing at 715 Woodhill,
Harbor Springs, Michigan. as '1 rustees of the SARA CICHANOWICZ TRUST,
dated May 10, 2005, each ns to an undivided 13% interest as tenants in common
party of the second pan,
WITNF~NSETH, that the party of the first pan, in consideration ofTen Dollars and
other valuable consideration paid by the party of the second pan, does hereby gmat
and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever, all of the party of the first part's interest in
ALI, that certain plot, piece or parcel of land, with thc buildings and improvements
thereon erected, situate, lying and being

recorded in the Suffolk Coun:y Clerk's Office on August 4, 2005, in Liber
D00012401page 936 to correct the Grantors' and the Grantees' and the percentage
interest transferred to the Grantees in the propany.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by
Deed dated May 10. 2005 and recorded in the Suffolk County Clerk's Office on
in Liber D00012397 page537, the Grantor being the same person described as the
Grantee in said Deed.
Together with ali right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines
thereof;
Together with thc appurtenances and all the estate and rights of the party of the first
~an in and to said p~emises:
['o have and to hold thc premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second pan forever.
And the party of the first pan covenants that the party of the first part has not done
or suffered anything-whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first to the paynrent of the cost of the improvement before using nny part of
the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.
ALL. that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate,.lying and being at Peeonic, in the Town of
Soatho[d, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Main Road (N.Y. Rote 25) with the
southeasterly corner of the herein described premises, said point of beginning being the
southwesterly corner of land now or formerly of Stanley Mokus; from said point of
beginning running thence along said northerly line of Main Road, south 42 degrees(}6
minutes West 25.50 feet; running thence along other lands of the party of the first pan,
three courses and distances as follows:
(I) Noah 36 degrees 34 minutes 10 seconds West 730.15 feet, thence
(:2) South 53 degrees 25 minutes 50 seconds West 274.89 feet, thence
(3) South 39 degrees 00 minutes I0 seconds East 551.1:5 feet to Innd now or formerly of
A. Reinhart;
RUNNING THENCE along land last mentioned South 49 dcgrees 54 minutes West
188.80 feet to land now or formerly of L,.A. Gozelski; running thence along land last
mentioned two courses and distances as follows:
(I) North ,t9 degrees 00 minutes 10 seconds West 953.80 feet; thence
(2) South ,t6 dcgrees 51 minutes 20 seconds West 470.42 feet to land now or formerly of
Inez M. Quinn;
RUNNING THENCE ;dong land last mentioned Noah $ I degrees 57 minutes 20 seconds
West 509.55 feet to the southerly line of Carroll Avenue; running thence along said
southerly line of Carroll Avenue, Noah .t8 degrees 20 minutes East 16.40 feet to land
now or formerly of Win. Buckingham Estate; running thence along lnnd last mentioned
North 37 degrees 04 minutes 00 seconds East 573.42 feet to land now or formerly of
Stanley Mokus: ruuning thence along land last three courses and distances as follows:
(1) South 38 degrees 46 minutes East 35.65 feet; thence
(2) North 47 degrees 19 minutes 50 seconds East .527.21 feet; thence
(,t) Soulh 36 degrees 34 minutes 10 seconds East 1659.10 feet to said northerly line of
Main Road and the point or place of beginning. Containing 19.570 acres.
BEING part of the premises conveyed to the party of the first part by deed dated March
13, 1986 in the Suffolk County Clerk's Office on March 15. 1986 in Liber 10038 pages
521 to 524.
