WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Mattituck, in the Town of Southold. County of Suffolk an4
State of New York, known as part of lot "K" on map entitled, "Map of Shore Acr S,
Situate Mattituck, Town of Southold, Suffolk County, New York, surveyed De(
1913 by Roswell S. Baylis, C.E. Huntington, L.I.", which map was filed in the
Office of the Clerk of the County of Suffolk, N.Y. on or about January 3, 1914,
as Map No. 41, bounded and described as follows:-
BEGINNING at a monument on the easterly side of North Drive, where the
same is intersected by the division line between Plot "K" and Plot "J" on the
j'•,, above mentioned map. running thence North 6° 08' 45" East along the easterly
side of North Drive 89.90 feet to a monument and the southerly side of Plot "L"
on the above mentioned map; thence South 89° 46' 00" East along said southerly
side 278.79 feet; thence South 0° 16' 00" West 89.60 feet; to the division line
between plot "K" and "J" aforementioned; thence North 89° 44' 00" West along
said division line 288.00 feet to a monument and the easterly side of North
Drive, the point or place of BEGINNING.
SUBJECT TO an easement of ingress and egress for both vehicular and
(fes 7 pedestrian traffic over a 15 foot strip of land located and running along the
C� southerly 15 feet of the premises herein conveyed.
SUBJECT TO and assuming a mortgage made to Southold Savings Bank on
12/22/76 recorded 1/4/77 in Liber 7798 Page 211 on which there is now due a
principal sum of $42,220.34 , which the party of the second part agrees to
assume and pay.
BEING and intended to be the same premises conveyed to the parties of the
TAXNIAP first part dy deed dated 12/22/76, recorded 1/4/77 in Liber 8169, Page 504.
DESIGNATION
Dist. 1000 'TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 10600 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
14.0600 the party of the second part forever.
L"ti030006 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
