All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
LOT being at Mattituck, Southold Town, Suffolk County, New York at a place called
008.000 Tollewood and known and designated as Lot No, 34 and 35 as shown on map entitled,
"Map of lots located at Mattituck, Long Island, property of Wm. B. Codling, Northport,
L.I. surveyed April 1921 by J.W. Wells, C.E. Setauket, L.I. , N.Y." filed May 10th,
1921, in the Suffolk County Clerk's Office as No. 745 of Maps.
BEGINNING at the intersection of the easterly side of Howard Avenue with the
southerly side of Meday Avenue;
RUNNING THENCE from said point of beginning along the southerly side of Meday
Avenue North 730 31 20 East 100.50 feet to a point;
RUNNING THENCE along the division line between lots 34 & 33 South 16° 11 ' 00"
East 210.02 feet (actual) , 209.96 feet (map) to a point;
RUNNING THENCE along the division line between lots 34 & 35 and lots 16, 17, 18,
. and 19 South 71° 30' 55" West 183.09 feet (actual) , 183.33 feet (map) to a point
on the easterly side of Howard Avenue;
North 04° 38' 00" East 232.00 feet to the point or place of BEGINNING.
SAID premises beging known as 1200 Meday Avenue, Mattituck, New York.
BEING AND INTENDED to be the same premises conveyed to the party of the first part
by deed dated 1/15/82 and recorded 1/21/82 in Liber 9132 cp 163.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
J will receive the consideration for this conveyance and will hold the rightto receive such consideration as a trustfund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
