paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York, bounded and described as follows: `

point is- South 33° 27' 50" East 1026.40 feet from a monument located
on the easterly side of Alvah's Lane and the southwest corner of land
now or formerly of Kauneckas; running thence from said point of
beginning through other land of the party of the first part the
following two courses and distances: (1) North 560 32' 10" East
369.64 feet; and (2) South 330 27' 50" East 227.49 feet to the
northerly side of Middle Road (C.R. 48) ; running thence along the
northerly side of Middle Road (C.R. 48) South 590 06' 10" West
300.21 feet; thence along the arc of a curve bearing to the right
having a radius of 73.0 feet a distance of 111.40 feet; running
thence along the easterly side of Alvah's Lane North 330 27' 50" West
141.14 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to
the party of the first part by deed dated January 11, 1940 and
recorded in the Suffolk County Clerk's Office on January 17, 1940
in Liber 2082 Page 565.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
