Nineteen Hundred and Fifty BETWEEN HENRY TASKER, residing at 603 First Street, Greenport, Suffolk County, New York, party of the first part, and GEORGE W. STEWART, residing at 191 Lefferts Avenu , Brooklyn, New York, party of the second part, WITNESSETH that the party of the first part, in consideration of - - - - - - - - - - - - TEN - - - - - - - - - - - - Dollars ($10.00) lawful money of the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part his heirs and assigns forever, all that certain tract, piece or parcel of land, including land under water, situate, lying and being at Sandy Beach, in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows:- BEGINNING at a point on the Northerly line of a certain right of way which point is the Northwesterly corner of other lands of the party of the second part; running thence Northerly in the I projection Northerly of the Westerly line of other lands of the party of the second part one hundred (100) feet; thence Easterly ani ar right angles to the last mentioned line thirty-seven and twenty-eight hundredths (37.28) feet; thence Southerly along the projection Northerly of the Easterly line of other lands of the - arty of the second part one hundred (100) feet to the Northerly ine of the aforesaid right of way; thence ,'esterly along the ortherly line of said right of way thirty-seven and twenty-eight undredths (37.28) feet to the point or place of beginning. The aforesaid parcel of land, hereinabove described, and arein conveyed, is hereby divided into three (3) parallel strips, aid strips being respectively twenty (20) feet in width, from orth to South, fifty ($0) feet in width, from North to South, and :,,.13148 PQGM4 thirty (30) feet in width, from North to South, the aforesaid twenty (20) foot strip being immediately aljacent to said right-of- way, the fifty (50) foot strip being immediately adjacent to and lying to the Porth of the tv;enty (20) foot strip, and said thirty (30) foot strip being immediately adjacent to and lying to the North of said fifty (50) foot strip, said strips being herein- after designated respectively as strips 1, 2 and 3, and which are conveyed subject to the following:- ;trip 1, adjacent to the aforesaid right-of-way, is conveyed subject to a street dedication to the village of Greenport dated ;:fay 27th, 1940 and recorded in Suffolk County Clerk's Office in Liber 2430 of Deeds at Page 328 on the 22nd day of June, 1945, No right-of-way over the aforesaid twenty (20) foot strip is reserved or intended to be reserved to the party of the first part, his predecessor in title or his heirs or assigns, over said twenty (20) foot strip, unless and until the grantee herein, or his successors in interest, shall add said twenty (20) foot strip or a portion thereof to the aforesaid thirty (30) foot right-of-may in which event the party of the first part, his predecessor in title or his heirs or assigns shall have a right-of-way over as much thereof as shall be added to the existing right-of-way, . Strip 2, being fifty (50) feet in width, is conveyed to be used for wharfage purposes, and/or for the mooring of small boats, and may be partly or wholly filled in as the party of the second part may elect. Strip 3, being.thirty (30) feet in width and adjacent to strip 2 above described is conveyed to be used as open water, and not otherwise by the party of the second part, his successors and assigns, except that the same may be used for the mooring of small oats by the party of the second part, his heirs or assigns, the. said party of the second part, his heirs and assigns, being given he right to dredge all or any part thereof at any time, I TOGETHER with the right to use in common withothers, the land { derthe waters of Sterling Creek or Basin or the arm z 3
