Beginning at a point on the southerly side of Wonsell Place distant

to the easterly line of Atlantic Avenue, a distance of 75 feet, more or lees, to

running thence in a northerly direction along the ordinary high water mark of
Sterling Besin, a distance of seventy-five (75) feet more or less to the southerly
