WITNESSETH, that the party of thc first part, in consideration of Ten Dollars and other valuable consideration paid
by thc party ortho second part, does hereby grant and release unto thc party of thc second part, thc heirs or successors
and assigns of the party of the second pm forever,
ALL that cottain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the
Town of Southold, County of Suffolk and State of New York, known and designated as
Lot No. 1 on a certain map entitled, "Map of Ethel B. Betz" and filed in the Suffolk County Clerk's office on
June 5, 1992 as map No. 9229, more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Calves Neck Road, said point or place of beginning
being distant 1,208 feet southeasterly as measured along the northeasterly side of Calves Neck Road from
the comer formed by the intersection of the easterly side of Youngs Avenue with the northeasterly side of
Calves Neck Road;
RUNNING THENCE from said point or place of beginning north 24 degrees 08 minutes 30 seconds east
172.89 feet to the high water mark of Town Creek;
THENCE along said high water mark of Town Creek the following two (2) tie line courses and tie line
distances:
(l) South 60 degrees 01 minutes 01 seconds east 74.92 feet; and
(2) South 73 degrees 14 minutes 12 seconds east 73.08 feet to Lot No. 2 on said map;
THENCE along the division line between Lot Nos. I and 2 on said map, south 31 degrees 03 minutes 40
seconds west 203.08 feet to the northeasterly side of Calves Neck Road;
THENCE along the northeasterly side of Calves Neck Road north 53 degrees 27 minutes 10 seconds west
125.47 feet to the point or place of BEGINNING.
BEING the same premises described in the deed o the parties of the first part herein by deed to the grantor
in LIBER 1167,~ PAGE 104.
The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER 116775
PAGE 104 in the Office if the Clerk in the County of Suffolk.
TOGETHER WITH all of Seller's right, title and interest, if any, to
accretions and land under water.
FOGETHER with all right, title and interest, if any, of thc party of thc flint part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and fights ofthe party of the fa'st part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party ofthe second pm forever.
AND the party ofthc first part covenants that the partyof the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party ofthe fu'st part, in compliance with Section 13 of thc Lien Law, covenants that thc party of thc first part
will receive the consideration for this conveyance and will hold thc right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost ofthe improvement and will apply the same first to thc payment
of thc cost of thc improvement before using any part of the total of the same for any other purpose.
Thc word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
