I and 2 on said map, south 31 degrees 03 minutes 40 seconds west 203.08 feet to the northeasterly side of Calves Neck Road; THENCE along the northeasterly side of Calves Neck Road north 53 degrees 27 minutes 10 seconds west 125.47 feet to the point or place of BEGINNING. BEING the same premises described in the deed o the parties of the first part herein by deed to the grantor in LIBER 1167,~ PAGE 104. The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER 116775 PAGE 104 in the Office if the Clerk in the County of Suffolk. TOGETHER WITH all of Seller's right, title and interest, if any, to accretions and land under water.
