valuable considerations paid by the parties of the second part,
do as hereby Punt and reiease unto the parties of the second part,
their. heirs and assigns forever, all that certain lot, piece or
parcel of land with the buildings and improvements thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold,
County of Suffolk and State of New York and bounded and described 3a
follows: BEGINNING at a point at the southwest corner thereof which
point is fifty-one and seventy-nine hundredths (51.79) feet northerly
along the easterly line of Main Street from a granite monument set on
said easterly line of Main Street and which point is likewise the
northwesterly corner of lands formerly of George B. Preston as
established by deed dated October 1, 1930 and recorded in Suffolk
County Clerk's.Office in Liber 1531 of Deeds at Page 184 on October
6th, 1930; running thence easterly along said lands formerly of George
a. Preston eighty-two and fifty hundredths (82.50) feet more or less to
land .of Greenport Basin and Construction. Company; running thence
northerly along said lands to other lands formerly of G. Frank Tuthill,
now of Washington White; running thence westerly along lands last
mentioned to the easterly line of Main Street; thence southerly along
the. easterly line of Main Street to the point or place of beginning.
TOGETHER with a right of way ten (10) feet in width over land
immediately adjacent 'on the north to the premises above described run-
ning from the premises above described to a certain right of way runnin
east and west adjacent to said lands immediately to the north of the
premises above described which right of way hereby granted extends
ten (1G) feet wide running north and south immediately to the west of
theaforesaid lands of the Greenport Basin and Construction Company.
TOGETHER with all other easements and rights of way adjacent
or appurtenant to or abutting the premises herein described. X

TOGETHER with all the right, title and interest of the party
of the first part of, in and to that portion of Main Street adjacent
to said premises to the center line thereof.
BEING AND INTENDED TO BE the same premises conveyed by the
Peoples National Bank of Greenport, New York, to the party of the firs
Dart by deed dated February 21, 1945 and recorded in Suffolk County '
Clerk's office in Liber 2425 of Deeds at Page 106.
PARCEL 2: ALL that lot or parcel of land, with the buildings and
improvements thereon, in the Town of Southold, Suffolk County, New -
York, known and distinguished as Lots numbered 104 and 105 on a map
entitled "Subdivision Man of Founders Estates, situate at Southold,
Suffolk County, New York, made by Otto W. Van Tuyl, Engineer and '
Surveyor," dated March 18, 1927, and filed in. the office of the Clerk
of Suffolk County on May 10, 1927, as Mean No. 834, being two hundred
sixteen and sixty-eight hundredths (216.68) feet on the northern
boundary, one hundred fifty and two hundredths (150.02) feet on the
eastern boundary, two hundred nineteen and twenty-six hundredths (219.#)
feet on the southern boundary and one hundred fifty (150) feet on the
western boundary.
