WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,PPiece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the YSllage of Greanport, Ton of Southold, Suffolk County, State
of New York, bounded end described as follows:
BRGINNING at a point on the weaterly line of Birgit Street .here the same is Inter-
seoted by the northerly line of land of David W. Tuthill; running thence in a north-
erly direction along the easterly line of first Street, to land of Albert A. Olsen;
running thanes, in a general easterly direction along land last mentioned to land of
Goodale; running thence southerly end thence westerly along the land of Goodale to
the northeasterly corner of land conveyed by Samuel L. Bennett and wife to William
P, BDM811 by deed dated January 7th, 1926 and recorded In the Suffolk County Clerk's
Office In Liber 1162 of deeds at page 292; running thence southerly along land form-
erly of Richard Benjamin to the southwesterly corner of cold land conveyed by Samuel
L. Bennett and wife to William P. Somali as aforesaid; running thence easterly along
land formerly of William P. Barrell to the point or place of beginning.
TOORTHER with all the right, title and interest of the party of the first peat of,

Being and lntmded to be the same premises conveyed by Frank J. McMann to Joseph
G. Ooubeaud by deed dated June 2nd, 1952, and recorded in the Suffolk County
Clerk's Office on Auguat 8, 1962, in Liber 3390 of deeds at page 152.
SUBJECT to a mortgage held by Frank J. McMann and recorded in
Liber 1961 of mortgages at page 554, and
SUBJECT to a mortgage held by Charles E. Goubeaud and recorded in
Liber 2585 of mortgages at page 537•
The parties hereto agree that any mortgage or mortgages, and/or
ownerships therein, now a lien or liens on said premises and held
by the party of the second part shall not merge with the fee title
hereby conveyed to the party of the second part, but such fee and
mortgagee.estates shall continue and remain separate and distinct
for all purposes.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to mid premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
