and State of New York, known and designated on a certain map entitled

of the Clerk of Suffolk County, New York, June 1873, and numbered "53"
as and by Lot No. ninety-five (95) and the northerly half of Lot No.
ninety-four (94), bounded and described as follows:-
Northerly by land of William Rodman Pell, easterly by Sterling Creek,
southerly by land formerly of George Griffing, and westerly by Atlantic
Avenue sixty (60) feet.
TOGETHER WITH all the right, title and interest of the parties of
the first part of, in and to the lands under the water of Sterling Creek
lying in front of and adjacent to the above described premises.
