BETWEEN RUTH M. HART, widow, residing at
14 Undercliff Terrace, West Orange, New Jersey, party of
the first part; and BARBARA H. WACHENFELD, residing at
18 Glenside 'Road, South Orange, New Jersey, party of the
second part,

and quitclaim unto the party of the second part, her heirs
and assigns forever,
ALL that certain lot, piece or parcel or tract
of land with any building and improvements thereon
erected situate, lying and being in the village of Green-
port, Town of Southold, County of Suffolk and State of
New York, and which said lot hereby conveyed is more
particularly bounded and described as follows:
BEGINNING at a point which is the northeasterly
corner of the premises hereby conveyed, which is also the
northwesterly corner of a lot of land conveyed x-abeut
te-be-eomrtpe4 to James A. Corwin, which point is seventee
and five-tenths feet east, on a course of south sixty-sigh
degrees fifty-three minutes twenty seconds east, from the
northwesterly corner of a lot of land conveyed in approxi-
mately 1934 to Joseph Schmidt, said point being halfway
along the northerly line of the premises previously con-
veyed from Katharine Robinson Brostrom, as Executrix of
the Last Will and Testament of Alberta E. Robinson to
Katharine Robinson Brostrom, individually, by deed dated
September 11, 1937, and recorded in the office of the

Clerk of Suffolk County, State Of New York on September 16,
s� 1937 in Liber 1944 pages 523 to 525; thence (1) from said
Point of beginning westerly along the said northerly line
north sixty-eight degrees fifty-three minutes twenty
seconds west a distance of seventeen and five-tenths feet
to the northwesterly corner of the lot herein described
and the northeasterly corner of the said lot previously
conveyed to Joseph Schmidt; thence (2) running southerly
and along the easterly line of said Schmidt's lot and on
a course of south twenty-one degrees six minutes forty
seconds west a distance of one hundred thirty-six and
thirty-six hundredths feet to a point in the southerly
line of land granted by The People of the State of New
York to Sandy Beach Association of Greenport, N.Y., Inc.,
and which grant or patent is recorded in the office of the
Secretary of State of the State Of New York and is also
recorded in the Office of the Clerk Of Suffolk County, New
York, and which point is the southwesterly corner of the
premises herein described and the southeasterly corner of
the said Schmidt's lot; thence (3) running in an easterly
direction and along the southerly line of said grant or
patent on a course of south sixty-six degrees twenty-three
minutes ten seconds east a distance of thirty-seven and
fifty-four hundredths feet to a point which is the south-
easterly corner of the premises herein described and the
southwesterly corner of the lot of land conveyed ax-.abeut
te-he-eenveged to James A. Corwin; thence (4) running in
a northerly direction and along the westerly line of the

Corwin on a course of north seventeen degrees twelve
minutes twenty seconds east a distance of fifty-nine and
seventy-three hundredths feet; thence (5) still along the

Qa*arte to James A. Corwin in a northerly direction and
on a course of north nine degrees thirty-six minutes for-
ty seconds east a distance of eighty feet to the point of
beginning.
The above mentioned bearings are according to
the true north meridian.
Together with the riparian rights in Greenport
Harbor in front of and abutting the premises hereby con-
veyed.
Subject however to easements by way of right-of-
way over and upon the northerly thirty feet of the premi-
ses herein conveyed; and together with easements by way
of right-of-way over other portions of the right-of-way
which embrace the northerly thirty feet of the premises of
Sandy Beach Association of Greenport, N.Y., Inc., between
the lands formerly owned by Inez Fordham on the east
thereof and the lands formerly owned by Herbert Fordham
on the west thereof.
Being or intended to be the approximate wester-
ly half cf the premises conveyed to Alberta E. Robinson
and Katharine Robinson Brostrom by Sandy Beach Association
of Greenport, N.Y., Inc. by deed dated December 10, 1934
and recorded in the office of the Clerk of Suffolk County
on December 17, 1934 in Liber 1793 of Deeds, pages 490 to
493; being the same property later conveyed from Katharine
Robinson Brostrom, as Executrix of the Last Will and Tes-
tament of Alberta E. Robinson, to Katharine Robinson
Brostrom, individually, by Executor's Deed dated September
11, 1937, and recorded in the office of the Clerk of Suf-
folk County, New York on September 16, 1937, in Liber 1944
pages 523 to 525; being the same premises devised to

James A, Corwin and Ruth M, Hart by the Last Will and
Testament of Katharine Robinson Brostrom which was dated
December 13, 1944 and which was probated on February 19,
1945, in the Surrogate's Court, Suffolk County, Riverhead,
New York, Docket No. 28-P-1945. Being the same premises
as were conveyed to Ruth M. Hart by Deed of Ruth M. Hart
and James A. Corwin dated May 9, 1962, and reported in the
Suffolk County, New York,Clerk's Office on June 1, 1962,
in Liber 5173, pages 475 to 479.
This description has been drawn in accordance
with a survey entitled "Map of Certain Lots At 'Sandy
Beach' Greenport, N.Y.", made by Otto W. Van TUYl & Son,
Licensed Land Surveyors, Greenport, New York, dated
September 19, 1961, and this conveyance is intended to be
in accordance with the data therein contained.
Also, together with a right-of-way, in common
with others, upon, over and across a parcel of land adjoin-
ing said last above mentioned right-of-way on the north
thereof, and which parcel of land is referred to as parcel
"C" in the interlocutory judgment of 1929 in the partition
action in the County Court, Suffolk County, entitled
Archibald N. Young plaintiff, against Nettie E. Hall and
others, defendants, which said last mentioned right-of-way
extends north to Manhanset Avenue.
The premises herein granted are conveyed subject
to all easements and restrictions of record.
TOGETHER WITH the appurtenances and all the
estate and rights of the party of the first part in and
to said premises. .
To HAVE AND TO HOLD the premises herein granted
unto the party of the second part, her heirs and assigns
forever.
IN WITNESS WHEREOF, the party of the first part
