BEGINNING at a point on the boundary line between land of the
party of the first part and land of Long Island Railroad Company,
145.0 feet easterly along said boundary line from the easterly line
of Fourth Street, said point of beginning being the northeasterly
corner of land of Costello; from said point of beginning running
along said land of Long Island Railroad Company N. 84' 16' 40" E.
209.20 feet; thence along land conveyed or about to be conveyed
by the party of the first part to Edwards, two courses:
(1) S. 5° 43' 20" E. 63.27 feet; thence
(2) S. 7° 11' 20" W. 50.0 feet to the northerly line of a 15
''. foot right of way; thence along said northerly line, N. 62° 48' 40"
W. 215.0 feet to the southeasterly corner of said land of Costello;

TOGETHER with a right of way for access from the premises herein
described to Fourth Street and from the premises herein described to
Greenport Harbor, which said right of way shall be subject to the fol-
lowing:
(1) The installation and maintenance of all utility services.
(2) The use of said right of way shall be in common with other
owners abutting thereon.
(3) The easterly terminus of said right of way, which is an area
d fronting on Greenport Harbor about 50 feet, and 65 feet in depth, shall
;I be used for recreational purposes only in common with the other owners
P and shall not be used for storage of any objects, automobiles, boats

The said right of way is described as follows:
BEGINNING at a point on the easterly side of Fourth Street
N. 7° 17'. 30" E. a distance of 102.79 feet from the point thereon
marking the division of land of Quinton and land of Kip; running

deflection; running thence S. 82' 48' 40" E. a distance of 289.68
feet more or less to the ordinary highwater mark of Greenport Harbor;
