that certain plot, piece or parcel of land situate, lying and being
at Greenport, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at an iron pipe set at the intersection of the south-
erly line of Bridge Street with the easterly line of Sterling Place,
and running thence along said southerly line of Bridge Street, north
73 degrees 47 minutes east, 84.86 feet to a concrete monument and
land of Owens; thence along said land of Owens, south 17 degrees 32
minutes 40 seconds east, 71.39 feet; thencealong other land of the
party of the first part, south 72 degrees 26 minutes 10 seconds west
84.84 feet to the easterly line of Sterling Place; thence along said
easterly line of Sterling Place, north 17 degrees 32 minutes 40
seconds west, 73.39 feet to the point or place of beginning.
The above described premises comprise the northerly part of
lots 27 and 28 shown on "Map of Sterling f4anor", filed in the Suf-
folk County Clerk's office as map #53.
BEING a part of the premises conveyed to the party of the first
part by deed made by Robert H. Preston dated August 11, 1944 and
recorded in the office of the Clerk of the County of Suffolk August
23, 1944, liber 2383 of conveyances, page 257.
