THIS INDENTURE,made the 18th day of Jalya ,nineteen hundred and sixty—one
BETWEEN FRANCISCO GONZALEZ, residing at 714 Main Street,
Greenport, Suffolk County, New York,
party of the first part,and THE TOWNSEND MANOR INN, INC., a domestic corpora-
tion duly. organised and existing under and by virtue of the laws of
the State of New York, having its principal office and place of busi-
ness at 714 Main Street, Greenport, Suffolk County, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
Ten ($10.00) - - - - - - - - - - - - - - - - _ - - - - - -dollars,
]awful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, -
hying and nein,in the Village of Greenport, Town of Southold, County of Suf-
folk and State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of Main Street,
distant 66.05 feet northwesterly from the corner formed by the inter-
section of the northerly side of Sterling Street and the northeasterly
side of Main Street; running thence along the northeasterly side of
Main Street, the following courses and distances: North 40 degrees
28 minutes 30 seconds West 165.59 feet to a monument; North 3B degrees
11 minutes 50 seconds West 76.96 feet; and North 35 degrees 33 minutes
10 seconds West 97.92 feet to the southerly line of land now or for-
merly of Jensen; thence North 50 degrees 14 minutes 00 seconds East,
along the last mentioned land, 369.11 feet to a monument on the shore
of Sterling Creek; running thence along the shore of Sterling Creek,
the following 3 tie line courses and distances:
South 35 degrees 40 minutes East 54 feet-
South 46 degrees 30 minutes West 110.0 feet; and '
South 44 degrees 21 minutes 10 seconds East 279.69 feet to the
land now or formerly of Banff; running thence along the last mentioned
land and land now or formerly of Presbyterian Church the following 5
courses and distances:
South 43 degrees 50 minutes 10 seconds West 15 feet to a monument;
South 70 degrees 45, minutes 30 seconds West 185.27 feet;
South 64 degrees 23 minutes West 27.59 feet to a monument-
South 0 degrees 34 minutes 40 seconds East 95.36 feet; ane
South 87 degrees 06 minutes 40 seconds West 22.6 feet to the
northeasterly aide of Main Street, at the point or place of beginning.
TOGETHER. with all the right, title and interest of the party of
the first part of, in and to the land lying under the waters of
Sterling Creek abutting the premises above described.
BEING and intended to be the same premises conveyed by Mehitable
T. Hamphausen and Melburne G. Lumbra to the party of the first part by
Deed dated July 13, 1954 and recorded in the Office of the Clerk of the
County of Suffolk on July 15, 1954 in Liber 3725 of Deeds at Page 560.

This conveyance is made, subject to the following:
1. A certain mortgage in the amount of $18,000.00 and interest
made by Mehitable T. Kamphausen and Melburne G. Lumbra to Walter C. A.
Steffens and Catherine N. Steffens, his wife, on she 27th day of
January, 1950, and recorded in the Office of the Clerk of the County
of Suffolk in Liber 1667 of Mortgages at Page 294 and also a certain
mortgage in the amount of $17,500.00 and interest made by Mehitable
T. Kamphausen and Melburne G. Lumbra to Walter C A. Steffens and
Catherine N. Steffens, his wife, on the 10th day of March, 1950,
and recorded in the Office of the Clerk of the County of Suffolk in
Liber 1678 of Mortgages, Page 551, which said 2 mortgages were con-
solidated into a single first mortgage lien by a consolidation and
extension agreement dated March 10, 1950 and recorded in the Office
of the Clerk of the County of Suffolk in Liber 1678 of Mortgages,
Page 536, which said two mortgages were further extended by exten-
sion agreement dated June 2, 1954 and recorded in the Office of the
Clerk of the County of Suffolk in Liber 2242 of Mortgages, Page 481.
2. A certain second mortgage in the amount of $12,860.54 and
interest made by the party of the first part to Mehitable T. Kamphausen
on July 13, 1954 and recorded in the Office of the Clerk of the County
of Suffolk on July 15, 1954 in Liber 2242 of Mortgages, Page 307.
