WITNESSETH,that the party of the first part,in consideration of
Ten ($10.00)---------------------------------------------dollars,
lawful money of the United States,and other good and valuable Consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the village of Greenport, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
Northerly by South Street, easterly by Third Street (sometimes known
as Railroad Avenue), southerly by land formerly of Morris Brown, and
westerly by the fence separating the premises hereby conveyed from
land of Henry Bunce, formerly of De Witt C. Bunce.
Said premises being forty-two (42) feet in width from north to
south and extending from Railroad Avenue in a westerly direction to
land of Henry Bunce, formerly of De Witt C. Bunce.

BEING AND INTENDED TO BE the same premises conveyed by Hannah
co M. Klein, by deed to John A. Orlowski dated the 9th day of July,
1954, and recorded in the Office of the Clerk of the County of
a� Suffolk on the 13th day of July, 1954, in Liber 3723 at page 567.

Excepting therefrom part of the above premises conveyed by John A.
I Orlowski to Henry Bunce by deed dated October 23, 1954 and recorded
m I;� in the Office of the Clerk of the County of Suffolk on October 26,
1954 in Liber 3780 at page 134, which excepted parcel is bounded
and described as follows:
ALL that certain piece or parcel of land situate in the Village
of Greenport, Town of Southold, Suffolk County, New York, bounded and
described as follows:
BEGINNING at a point on the southerly line of South Street
where the same is intersected by the easterly line of land of Henry
Bunce, running thence in a general easterly direction along the
southerly line of South Street a distance of three (3) feet, running
thence in a general southeasterly direction on a straight line through
! land of the party of the first part to the southeasterly corner of
land of Henry Bunce, said premises being triangular in shape.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
Toads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns yf the party of the second part forever.
The purchasers herein hereby assume and agree to pay mortgage made
by John A. Orlowski to the First National Bank of Greenport, New York,
dated July 9th, 1954 and recorded in the Office of the Clerk of the
Coanty of Suffolk on July 13th, 1954 in Liber 2240 at page 409, in
the amount of $4000.00. The grantor herein stipulates that the
remaining principal balance on this mortgage is $2LI41.78 as of the
date of this conveyance.
