BEGINNING at a concrete monument set on the southerly line of Sterling Avenue
at the northwesterly corner of land conveyed by a former deed to Oceanic Oyster
Corp,, and dated May 29, 1940; running thence along the last described land,
South 32 degrees 16 minutes 20 seconds East through a concrete monument and inlc
Rackett's Basin 181.39 feet; thence partly through said RackeIt's Basin and along
land of Robert M. Utz, South 73 degrees 18 minutes West, 174.82 feet to a bolt;
thence along said land of Robert M. Utz, South 17 degrees 19 minutes 40 seconds
East 49.50 feet to a pipe set on the northerly line of Ludlam Place; thence along
said northerly line of Ludlam Place, South 75 degrees 44 minutes 30 seconds West,
136.82 feet to a-concrete monument at the southeasterly corner of lands conveyed
by John W. Wilson to Benjamin F. Gaffga by deed dated May 23, 1942; thence alon,
the last described land, three courses, as follows:
(1) North 13 degrees 39 minutes West, 79.22 feet to a concrete monument.;
(2) North 62 degrees 50 minutes West, 16. 52 feet to a concrete monument;
(3) North 20 degrees 05 minutes West, 22.80 feet toa concrete monument and
land of Anson Hawkins; thence the following five courses and distances:
(1) North 70 degrees 11 minutes East, 106.60 feet;
(2) South 19 degrees 49 minutes West, 20 feet;
(3) North 70 degrees 11 minutes East, 30 feet;
(4) North 19 degrees 49 minutes East, 20 feet;

29 minutes 10 seconds West, 96.54 feet to a concrete monument set at said
southerly line of Sterling Avenue; thence along said southerly line of Sterling
Avenue, North 74 degrees 24 minutes East, 82.39 feet to the point of beginning.
