co-partnere doing business as Muir Brothers, party of the first part,
and Joseph A. Krupski, residing at Southold, New York, party of the

WITNESSETH, that the party of the first part, in consideration of
ten dollars and other valuable consideration paid by the party of

BEGINNING at a point on the northerly line of Central Avenue marking
the southeasterly corner of adjacent premises owned by the party of
the second part and running thence north 9027100" east, 169.11 feet
to a point; thence north 74°04130" east, 44.81 feet to a point;
thence north 20°4510011 east, 128.2 feet to a point on a bulkhead
marking the most easterly point on the adjacent premises of the party
of the second part; thence along the several bulkhead, ordinary high
water, and open dock lines in an average southerly direction to a
concrete monument marking the former ordinary high water line of
Greenport Harbor and the easterly terminus of the northerly line of
Central Avenue; thence along the bulkhead and dock lines of the
property known as the "Union Wharf" and then in a southwesterly
direction along the bulkhead adjacent thereto to a point and other
property of the party of the second part; thence north 84°43'40"
west, 60.27 feet to a point; thence north 14"15140" west, 78.0 feet
to a point on the southerly line of Central Avenue marking the
northeasterly corner of other adjacent lands of the party of the
second part; thence in a general northwesterly direction across
Central Avenue to the point or place of beginning.
TOGETHER with all of the right, title and interest of the party of
the first part of, in and to the water and lands underwater in
Greenport Harbor and Peconic Bay adjoining and adjacent to the
premises above described, the stringers therein, and the bulkheads,
piers and docks therein and thereon, and to so much of Central Avenue
as is within the above described premises.
EXCEPTING THEREFROM, however, so much of the above described premises
as are described as follows:-
Beginning at a point on the southerly line of Central Avenue
marking the northeasterly corner of premises of the party of the
second part and running thence in a northerly direction north 14015140"
west to a point on the northerly line of Central Avenue; thence north
75044'20" east, about 45 feet to a concrete monument set at the in-
tersection of the (former) ordinary high water mark of Greenport
Harbor and the northerly line of Central Avenue; thence in an east-
erly direction along the bulkhead line of the property known as "Union
Wharf" and along the dock and bulkhead line thereof and adjacent
thereto to a point on the bulkhead; thence north 84043140" west, 60.27
feet to a point; thence north 14015'40" west, 78,0 feet to the point
or place of beginning. •^ •
