does hereby grant and release unto the part y of the second part, his heirs
and assigns forever,
All that certain tract, piece or parcel of land with the buildings and
improvements thereon erected, situate, lying and being in the Village
of Greenport, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the northerly line of Central Avenue, distant
176.83 feet westerly along said line from a concrete monument marking
the intersection of said line with the ordinary high water mark of
Greenport Harbor, and running thence [A] along the easterly line of a
certain right of way north 15°7130" west, 115.03 feet to a point; thence
[B] north 27°6'50" west, 49.54 feet to a point on the southerly bulkhead
line of Rackett's Basin; thence through Hackett's Basin, two courses, as
follows: [D] (1) north 15029'10" west, 89.50 feet to a point; [D] thence
(2) north 47°44'30" east, 70.0 feet to a point; thence [E] on a line
about north 40° east, intended to be through the center of Rackett's
Basin, to a point at the entrance thereof; thence [P] in a southeast-
erly direction about 17 feet to the former southerly bulkhead line of
the said entrance to Hackett's Basin; thence [G] still in a general
southeasterly direction along the existing bulkhead line (on a line ap-
proximately parallel with the established U. S. Pier and Bulkhead bine)
to a point thereon (distant 100 feet from the point where said bulkhead
turns nearly due south); thence along other lands of the parties of the
first part, three courses, as follows: [H] (1) south 20045100" west,
k28.2 feet to a point marked by an iron stake; thence [I] (2) south
74004130" west, 44.81 feet to a point marked by an iron stake; thence

[Ji (3) south 9027100" west, 169.11 feet to a point on the northerly line
of Central Avenue; thence [g] along the northerly line of Central Avenue
(,i south 75°44'20" west, 94,93 feet to the point or place of beginning.
TOGETHER with all of the right, title and interest of the parties of the
first part of, in and to the waters and lands under the water in Hackett's
Basin, and the entrance thereto, Stirling Basin and Greenport Harbor ad-
joining and adjacent to the premises above described, the stringers therein
and the bulkheads therein and thereon. Together, also, with all of the
right, title and interest of the narties of the first part of, in and to
the right of way west of the course first herein described and the use
thereof.
TOGETHER with all the right, title and interest, if any, of the parties
of the first part of, in and to the land lying in the bed of Central
Avenue to the center line thereof.
SUBJECT, however, to the following:
of record; 1. covenants, conditions, restrictions and reservations
2. any state of facts which would be shown by an accurate
survey or which would be disclosed by a personal inspection;
3. rights of others in and to the use of the right of way
mentioned 'herein;
4. the rights of others in and to the use of the waters
of and the lands under the water of Hackett's Basin, the entrance
thereof, Stirling Basin and Greenport Harbor.
IT IS EXPRESSLY UNDERSTOOD AND AGREED that there is no conveyance of any
riparian rights easterly or southerly from the course designated [H] or
the extension thereof north 20045100" east into the waters of Greenport
Harbor
BEING and intended to be part of the premises conveyed by If. P. Street
Shipyard & Machine Works, Inc. to the parties of the first part by
deed dated June 11, 1958 and recorded in the Suffolk County Clerk's
office on June 12, 1958 in liber 4471 of deeds, page 435.
