folk and State of New York, bounded and described as follows:

northerly line of Bay Avenue, or the extension easterly of said line,
and running thence (1) along the northerly line of Bay Avenue and the
extension easterly thereof south 74 degrees 15 minutes 50 seconds west
19.52 feet to a point where the northerly line of Bay Avenue is inter-
uected by the land of Rackett; thence (2) north 25 degrees 05 minutes
east 25.0 feet to a point; thence (3) north 15 degrees 35 minutes west
114.5 feet to a point on the southerly line of land of Beling; thence
(4) north 74 degrees 42. minutes 50 seconds east 17.65 feet to a point;
thence (5) north 6 degrees 57 minutes 30 seconds west 24.68 feet to a
point; thence (6) north 14 degrees 6 minutes 30 seconds west 69.03
feet to a point on the southerly line of Central Avenue; thence (7)
along the southerly line of Central Avenue north 75 degrees 44 minutes
20 seconds east 156 feet to a point; thence (8) south 14 degrees 15
minutes 40 seconds east 78 feet to a point; thence (9) south 84 degrees
43 minutes 40 seconds east 60.27 feet to a point on the outer edge of a
bulkhead; thence (10) along the bulkhead, the docks, ordinary high I
water lines, under water grant lines of the parties of the first part,
to the point or place of beginning.

Specifically included in the premises are the lands now or formerly
under the waters of Greenport Harbor which were heretofore conveyed
by the People of the State of New York to the H. W. Sweet Shipyyard

TOGETHER with all of the riparian and under water rights of the parties
of the first part adjacent to said premises lying southerly from the
course numbered 9 above and'"from a line beginning at the point on the
bulkhead marking the southeasterly end of aaid course and running
thence into the waters of Greenport Harbor on a course running ao uth .
65 degrees 36 minutes east to the U- S. Pier and Bulkhead Line.
TOGETHER, to the extent that the parties of the first part have any
interest or rights therein and thereto, with a right to the party of
the second part, his heirs, legal representatives and assess, to use
for the purpose of ingress and egress to and from piers and mooring
places to beyond the U. S. Pier and Bulkhead Line, so much of the
present 'open w stars as lie northeasterly of the line running from
the bulkhead on a course south 65 degrees 36 minutes east to the said
U. S. Pier and Bulkhead Line to within 40 feet of the bulkhead on the
adjacent propertyof the parties of the first part and the southeast-
erly and southweterly bulkhead and dock lines of the "Union Wharf"
extending into the waters of Greenport Harbor from Central Avenue..
BEING and intended to be a part of the premises conveyed by H. W. Sweet
Shipyard and Machine Works, Inc. to the parties of the first part by
deed dated June 11, 1958 and recorded in the Suffolk County Clerk's
office on June 12, 1958 in liber 4471 of conveyances, at page 435.
SUBJECT, however, to covenants, conditions, restrictions and reserva-
tions of record, and to any state of facts which would be shown by an
accurate survey or which would be disclosed by a pe rsonal inspection.
