BEGINNING at a point on the boundary line between land of the
party of the first part and land now or formerly of Kip, 140.0 feet
easterly along said boundary line from the easterly line of Fourth
Street; from said point of beginning running along land of the party
of the first part, N. 7° 11' 20" E. 114.87 feet to the southerly line
of a 15 foot right of way; thence along said southerly line, two

(2) S. 82° 48' 40" E. 64.68 feet; thence along said land of the
party of the first part, S. 7° 11' 20" W. 115.33 feet to said land

TOGETHER with a right of way for access from the premises herein
described to Fourth Street and from the premises herein described to
Greenport Harbor, which said right of way shall be subject to the fdl-
lowing:
(1) The installation and maintenance of all utility services.
(2) The use of said right of way shall be in common with other
owners abutting thereon.
(3) The easterly terminus of said right of way, which is an area
fronting on Greenport Harbor about 50 feet and 65 feet in depth, shall
itbe used for recreational purposes only in common with the other owners
and shall not be used for storage of any objects, automobiles, boats
or trailers. .
The said right of way is described as follows:
BEGINNING at a point on the easterly side of Fourth Street,
N. 7°.17'30" E. a distance of .102.79 feet from a point thereon
marking the division of land of Quinton and land of Kip; running
thence S. 87° 44' 50" E. a distance of 145.67 .feet to apoint of
deflection; running thence S. 82° 48' 40" E. a distance of 289.68
feet more or less to the ordinary highwater mark of Greenport Harbor;
