Yi party of the first part,and
FREDERICK E. GORDON and JEAN BROWER GORDON, his wife,
both residing at No. 187 Fifth Street, Greenport, Suffolk County, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, County of Suffolk, State of New York, more
particularly described as follows;
ALL that piece or parcel of land, with buildings and improvements thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York,.bounded and described as follows; on the North by
land formerly of James Deals, one hundred seven and seven hundredths (107.07)
feet, the north line having a concrete monument at the east and west ends; on
the East by Fifth Avenue, formerly Kaplan Avenue, eighty five (85) feet; on the
South by land of Mabel Hulse, formerly of Doyle, one hundred seven and two
hundredths (107.02) feet; and on the West by land BOB or formerly of Thomas F.
Price Estate, eighty five (85) feet.
Being and intended to be the same premises conveyed to A. Harry Brown (now
deceased) by Margaret M. Deals and Elizabeth L. Beale by deed dated November
12th, 1929 and recorded in the office of the Clerk of Suffolk County on
January 20, 1930, in Liber 1479 of Deeds at Page 48, said premises being
known as and by the street number 251 Fifth Avenue, Greenport, New York.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises W the center lines thercof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the hairs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the firm part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund W be applied first for the purpose of paying the cast of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose
The word"party'shall be construed as if it read"parties"whenever the sense of this indenture so requires
