Wells, late of the Village of Greenport. County of Suffolk and State of New York, deceased, per, residing in the Village of Greenport, New York, party of the first part, and WALTER J. GAFFGA and PATRICIA J.:GAFFGA. his wife, residing at No. 615 Main Street, Greenport, New York, parties of the second part, WITNESSETH: That the party of the first part, by virtue of the power and authority to him given.in and by said last will and testament, and in consideration of Eight Thousand Five Hundred ($6,500,00) Dollars, lawful money of the United States, paid by the parties of the second part, does hereby grant and release unto the parties of the second part their heirs and assigns forever, all that certain tract, piece or parcel of land with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, in the Town of Southold, Suffolk County, New York, generally bounded and described as follows: BEGINNING at a point on the northerly side of Center Street 75 feet east from the intersection of Center and Second Streets, running thence west along the northerly side of Center Street 75 feet, more or less, to Second Street; runhIng thence 105 feet, more or less, to land now or formerly of Hodges; running thence along said lands now or formerly of Hodges 75 feet, more or less, to the land now or formerly of Robert Parrish, running thence along the land of Robert Parrish 105 feet, more or less, to Center Street and the point of beginning. TOGETHER with the appurtenances, and also all of the estate which the said testator had at the time of his decease in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise, UOER4645 PAGE118 TO HAVE AND TO HOLD the premises herein granted unto the parties Of the second part, their heirs and assigns forever. SUBJECT to the life estate given, devised and bequeathed to Irving M. Rogers and Edna B. Rogers, his wife, by the terms of the Last Will and Testament and codicil thereto, of Fred L. Wells, dated August 11th, 1952, and admitted to probate on the 22nd day of October, 1956, by the Surrogate of Suffolk County, New York, BEING the same premises, part of which was conveyed, to Fred L. - Wells, deceased, by Estelle Bates by deed dated the 4th day of April, 1918 and recorded in the Suffolk County Clerk's Office in Liber 965 of Deeds at page 163 on the 23rd day of April, 1918, and part of which was conveyed to Fred L. Wells and Jennie G. Wells, deceased, by Estelle Bates, by deed dated the 30th day of July, 1935 and recorded in the Suffolk County Clerk's Office in Liber 1823 of Deeds at page 156 on the 3rd day of August, 1935.
