Dollars, lawful money of the United States, and other good and valuable consideration paid by the part y of the second part do eshereby grant and release unto the part y of the second part, his heirs or successors and assigns forever, tt that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a concrete monument set on the southerly line of Sterling Avenue at the northwesterly corner of land conveyed by a former deed to Oceanic Oyster Corporation and dated May 29th. 1940, running thence along the last described land S. 32n 16' 20" E. through a concrete monument and into Hackett's Basin 181.39 feet; thence partly through said Hackett's Basin and along land of Robert M. Utz S. 73" 18' W. 174.82 feet to a bolt; thence along said land of Robert M. Utz S. 17" 19' 40" E. 49.50 feet to a pipe set on the northerly line of Ludlam Place; thence along said northerly line of Ludlam Place S. 75" 44' 30" W. 136.82 feet to a concrete monument at the southeasterly comer of lands conveyed by John W. Wilson to Benjamin F. Gaffga by Deed dated May 22nd, 1942; thence along the last described land three courses, as follows: (1) N. 13° 39' W. 79.22 feet to a concrete monument; thence (2) N. 62° 50' W. 16.52 feet to a concrete monument; thence (3) N. 20' 05' W. 22.80 feet to a concrete monument; and land of Anson Hawkins; thence along said land of Anson Hawkins, land of P. Zillo, land of Malcolm Tuthill and other lands conveyed to Benjamin F. Gaffga by John W. Wilson by deed dated May 22nd, 1942 N. 70° 11' E. 187.09 feet to a concrete monument; thence along the last described land N. 150 29' 10" W. 96.54 feet to a concrete monument set at said southerly line of Sterling Avenue; thence along said southerly line of Sterling Avenue N: 74" 24' E. 82.39 feet to the point of BEGINNING. TOGETHER with all of the right, title and interest of the party of the first part of, in and to so much of Sterling Avenue and Ludlam Place as lie in front of and adjacent to said premises to the center lines thereof. EXCEPTING TRES FROM such portion of the above described premises as were conveyed by John W. Wilson and Benjamin F. Gaffga to the Village of Greenport by Deed dated June 304, 1938, recorded in Suffolk County Clerk's Office on July 5E, 1938 in Liber 1991 of Deeds at Page 261 thereof, which said.excepting premises are described as follows, BEGINNING at a point on the southerly line of land now or formerly of Malcolm Tuthill, which point is 100 Peet, more or lees, southerly from Sterling Avenue and which point is eight (8) feet west of the southeast comer of said land of Malcolm Tuthill, continuing thence in a southerly direction at right angles to said Tuthill's land twenty (20) feet, thence westerly in a line parallel to the southerly line of said Tuthill's land thirty (30) feet, thence northerly to the southerly line of said Tuthill's land and at right angles thereto twenty (20) feet, thence easterly along the southerly line of said Tuthill's land thirty (30) feet to the point or place of BEGINNING. SUBJECT also to the easement and right of way running to the Village of Greenport described in said Deed. SUBJECT ALSO to a right of way conveyed by John W. Wilson to Benjamin F. Gaffga by Deed dated May 22nd, 1942, recorded in Suffolk County Clerk's Office May 271b, 1942 in Liber 2234 of Deeds page 328, said right of way running from Ludlam Place to the rear of premises described as Parcel 2 in said Deed. SUBJECT to a mortgage held by the First National Bank of Greenport, New York in the original amount of $10, 750.00 and presently reduced to $5,250.00 which the purchaser herein agrees to assume and pay.
