Southold, County of Suffolk, and State of New York, bounded and
described as follows ;
BEGIm~ING at the northeasterly corner of the premises hereby
conveyed and on the northerly line of a right of way hereinafter
mentioned and defined, which line is also the southerly line of land
formerly of Herbert Fordham, at a point which is distant 666.50 feet
westerly on a course of North 68 degrees, 53 minutes, 20 seconds
West from a locust post set in the westerly line of land formerly
of Inez Fordhamj and from said point of beginning; running thance
westerly along the northerly line of said right of way, North 68
degrees 53 minutes 20 seconds West e8.6e feet to land of Donald Allen ~
thenc~Sounty 21 degrees 06 minutes 40 seconds West along said lands
of Donald Allen 104.90 feet to a point in the southerly line of
land granted by the People of the State of New York to Sandy Beach
Association of Greenport, New York Inc., which grant or patent is
recorded in th~ office of the Secretary of State of the State of
New York, and is also recorded in the Suffolk County Clerk's office,
and which point is the Southwesterly corner of the premises hereby
conveyed; running thence South 66 degrees 23 minutes 10 seconds
East and along the southerly line of said grant or patent 81.18 feet,
to land of Albert Pope and Carolyn H. Pope, his wife, thence North
25 degrees 06 minutes 40 seconds East and along the said land of Pope
108.71 feet to the northerly line of said Right of Way at the point
or place of beginning.
BEING the same premises as conveyed to Leeter Y. Clerke, the
grantor herein by deed dated September 20, 1948 and recorded
October 6, 1948 in Liber 28$1 of conveyances page 169 from Sandy
Beach Association of Greenport, New York Inc. as to a part of said
premises and by devise under the Last Will and Testament of Lester
L. Clerke, late of Nassau County, New York as to the balance of said
Iprernises.
