ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected, situate,
!, lying and being in the Village of Greenport, Town of Southold and State of
New York, bounded and described as follows:
BEGINNING at a point on the boundary line between land of the
party of the first part and land of the Long Island Railroad Com-
pany, 354.20 feet easterly along said boundary line from the eas-
terly line of Fourth Street, said point of beginning being the
northeasterly corner of land conveyed or about to be conveyed by
the party of the first part to Witte and Wilson; from said point
of beginning running along said land of Long Island Railroad
Company; N. 84° 16' 40" E. 106.80 feet to ordinary highwater mark
of Greenport Harbor; thence southerly along said highwater mark
100 feet more or less; thence along land of the party of the first
part, two courses:
(1) N. B20 48' 40" W. 65 feet, more or less;. thence
(2) S. 7° 11' 20" W, 35.74 feet to the northerly line of a
15 foot right of way; thence along said northerly line N. 82° 48'
40" W. 15.0 feet to said land conveyed or about to be conveyed to
Witte and Wilson; thence along said land, two courses:
(1) N. 70 11' 20" E. 50 feet; thence
(2) N. 5" 43' 20" W. 63.27 feet to the point of BEGINNING.
TOGETHER with a right of way over said 15 foot right of way
from a point 15 feet easterly of the southwesterly corner of the
Premises westerly about 375 feet to Fourth Street, which said
right of way shall be subject to the following:
(1) The installation and maintenance of all utility services.
(2) The use of said right of way shall be in common with other
owners abutting thereon.
BEING and intended to be part of the sane premises conveyed to RALPH V.
?':INTON by deed from Thomas A. Stacy and Joseph A. Krupski, as Executors of
the Last Will and Testament of Charles W. Elmer dated May 12th, 19$6 and
recorded October 18th,'1956 in Liber 4198 op $81.
