�'- A WITNESSETH, that the parties of the first part in
o consideration of One Dollar ($1.00) lawful money of the

99 United States, and other valuable consideration paid by the
party of the second part, do hereby grant, remise, release
and quitclaim unto the party of the second part, his heirs
and assigns forever,
ALL that certain lot, piece or parcel of land with
any building and improvements thereon erected, being part
of the land and premises owned by RUTH M. BART and JAMES A.
CORWIN, and situate, lying and being in the Village of
Greenport, in the County of Suffolk and State of New York.
and which said lot hereby conveyed,is more particularly

BEGINNING at the northeasterly corner of the
premises hereby conveyed on the northerly line of a right-o -
way hereinafter mentioned and defined which line is also
the southerly line of land of Lester Clarke, and at a
locust monument set in said corner, which locust monument
is also on the division line between the premises herein
described on the west andlands of Isabella Lawton on the
east; thence (1) running from said point of beginning
westerly along the said northerly line of said right-of-way
north sixty-eight degrees fifty-three minutes twenty
seconds west a distance of seventeen and five-tenths feet
to the northeasterly corner of a lot of land conveyed or
about to be conveyed to Ruth M. Hart; thence (2) running
southerly and along the easterly line of the lot of land
conveyed or about to be conveyed to the said Ruth M. Hart
on a course of south nine degrees thirty-six minutes forty
seconds west a distance of eighty feet; thence (3) still
along the easterly line of the lot of land conveyed or
about to be conveyed to Ruth M. Hart, and on a course of
south seventeen degrees twelve minutes twenty seconds west
a distance of fifty-nine and seventy-three hundredths feet
to a point in the southerly line of land granted by The
People of the State of New York to Sandy Beach Association

of Greenport, N.Y., Inc., and which grant or patent is
recorded in the office of the Secretary of State of the
State of New York and is also recorded in the office of the
Clerk of Suffolk County, New York, and which point is the
southwesterly corner of the premises herein described and t e
southeasterly corner of the lot of land conveyed or about
to be conveyed to the said Ruth M. Hart; thence (4) running
in an easterly direction and along the southerly line of
said grant or patent on a course of south sixty-six degrees
twenty-three minutes ten seconds east a distance of thirty-
seven and fifty-three hundredths feet to the southeasterly
corner of said grant or patent being also the southeasterly
corner of the lot hereby conveyed; thence (5) running in a
northerly direction and along the easterly line of said
grant or patent and on a course north fifteen degrees thirt -
eight minutes no seconds east a distance of seventy feet to
the northerly line of said grant or patent and to the south-
westerly corner of the upland of said Isabella Lawton;
thence (6) running still northerly and along the westerly
line of land of said Isabella Lawton and on a course of
north four degrees twenty-one minutes twenty seconds west a
distance of seventy-seven and forty-nine hundredths feet
to the northerly line of said right-of-way and to said
locust monument at the point or place of beginning.
The above mentioned bearings are according to the
true north meridian.
Together with the riparian rights in Greenport
Harbor in front of and abutting the premises hereby conveyed
Subject however to easements by way of right-of-way
over and upon the northerly thirty feet of. the premises here
in conveyed; and together with easements by way of right-of-
way over other portions of the right-of-way which embrace
the northerly thirty feet of the premises of Sandy Beach
Association of Greenport, N.Y., Inc., between the lands
formerly owned by Inez Fordham on the east thereof and the
lands formerly owned by Herbert Fordhem on the west thereof.
Being or intended to be the approximate easterly
half of the premises conveyed to Alberta E. Robinson and
Katharine Robinson Brostrom by Sandy Beach Association of
Greenport, N.Y., Inc. by deed dated December 10, 1934 and
recorded in the office of the Clerk of Suffolk County on
December 17, 1934 in Liber 1793 of deeds, pages 490'to 493;
being the same property later conveyed from Katharine

Robinson Brostrom, as Executrix of the Last Will and
Testament of Alberta E. Robinson, to Katharine Robinson
t Brostrom, individually, by Executor's Deed dated September
11, 1937 and recorded in the office of the Clerk of Suffolk
County, New York on September 16, 1937 in Liber 1942. pages
523 and 525; being the same premises devised to James A. ,
Corwin and Ruth M. Hart by the Last Will and Testament of
Katharine Robinson Brostrom which was dated December 13,
1942. and which was probated on February 19, 19/.5 in the
Surrogate's Court, Suffolk County, Riverhead, New York,
Docket No. 28-P-19A5-
This description has been drawn in accordance with
a survey entitled "Map of Certain Lots At 'Sandy Beach'
Greenport, N.Y.", made by Otto W. Van 'Tuvl & Son, Licensed
Land Surveyors, Greenport, New York, dated September 19,
1961, and this conveyance is intended to be in accordance
with the data therein contained.
Also, together with a right-of-way, in common with
others, upon over and across a parcel of land adjoining said
last above mentioned right of way on the north thereof, and
which parcel of land is referred to as parcel "C" in the
interlocutory judgment of 1929 in the partition action in th
County Court, Suffolk County, entitled Archibald N. Young
plaintiff, against Nettie E. Hall and others, defendants,
which said last mentioned right of way extends north to
Manhanset Avenue.
These premises herein granted are conveyed subject
to any and all easements and restrictions contained in
former deeds and agreements of record if any there be in
force or effect. Tt is further mutually understood and
agreed between the parties hereto as follows:
1. That no building shall be erected upon above
described premises that is obnoxious or offensive
by reason of the emission of noise, odor, or gas.
2. That no partof the above described premises shall
be used for public fishing,.boat letting, or for
duck raising, public bathing beach, or any other
commercial or business enterprise.
