party of the second part,
WITNESSETH,that the party of the first par[,in consideration of

lawful money of the United States, and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected situate,
lying and being in the Village of Greenport, Town of Southold and County of Suffolk and
State of New York, more particularly described as follows:
BEGINNING at the northeasterly corner of the premises hereby conveyed and
on the northerly line of a right of way hereinafter mentioned and defined which line
is also the southerly line of land now or formerly of Herbert Fordham at a point
which is distant 393.50 feet westerly on a course North 68 degrees 53 minutes 20
seconds West from a locust post set in the westerly line of land now or formerly
of Inez Fordham; and from said point of beginning running thence westerly along
the northerly line of said right of way North 68 degrees 53 minutes 20 seconds West
35 feet to lands now or formerly of Lowthian; thence along said land South 25 degrees
06 minutes 40 seconds West 119.09 feet to a point in the southerly line of land
granted by the People of the State of New York to the Sandy Beach Association of
a Greenport, N. Y., Inc.; which grant or patent is recorded in the Office of the
a Secretary of State of New York, and also recorded in the Suffolk County Clerk's
0 Office, N. Y., and which point is the Southwesterly corner of the premises herein
o A described; running thence easterly and along the southerly line of said grant or
SO SD patent South 66 degrees 23 minutes 10 seconds East 34.75 feet to land now or for-
merly of Lord; running thence along said land North 25 degrees Il minutes 50 second
East 120.62 feet to the northerly line of said Right of Way at the point or place of
BEGINNING.
i SUBJECT, however, to easements by way of right of way over and upon the
most IT ortherly 30 feet of the premises hereby conveyed and together with an ease-
ment by way of right of way over other portions of the right of way which embraces
the northerly 30 feet of the premises now or formerly of the Sandy Beach Association
of Greenport, N. Y., Inc., between lands of Inez Fordham on the east thereof and
u lands of Herbert Fordham on the west thereof.
ALSO TOGETHER with a right of way in common with others upon, over and
across a parcel of land adjoining said last above mentioned right of way on the
North thereof and which parcel of land is.referred to as "Parcel C", in the inter-
locutory judgment of 1929 in the partition action in the CountryCourt of Suffolk
County entitled, "Archibald N. Young, plaintiff vs. Nettie Hall and others, defendants;
of way is now-generally referred to as "Beach Road".
w ALSO ALL that plot, piece or parcel of land, situate, lying and being in the
Village ofGrestiport, Town of Southold, County.of.Suffolk and State of New York,
y;- more particularly described as.follows:
BEGINNING at a paJut an the northerly line of a certain right of way which
pointis the Northwesterly corner of other lands of George Choisy.Rayner; running
thence northerly at right angles to the northerly side of said Right of Way 100 feet;
thence easterly and at right angles to the last mentioned line 35 feet; thence
southerly and at right angles to the last mentioned line 100 feet to the northerly
line of the aforesaid right of way; thence westerly along the northerly line of said
right of way 35 feet to the point or place of beginning. The aforesaid parcel of
land, hereinabove described, and herein conveyed, is hereby divided into three
parallel strips, said strips being respectively 20 feet in width, from North to
South, 50 feet in width, from North to South and 30 feet in width, from North to
Sou Lh, the aforesaid 20 foot strip being immediately adjacent to said right of way,
the 50 foot strip being immediately adjacentto and lying to the North of the 20
foot strip and said 30 foot strip being immediately adjacent to and lying to the
North of said 50 foot strip, said strips being hereinafter designated respectively !
as strips l,'2 and 3, and which are conveyed subject to the following:- t
Strip 1 - adjacent to the aforesaid right of way is conveyed subject to a street
dedication to the Village of Greenport recorded in.Liber 2430 cp 328. No right
of way over the aforesaid 20 foot strip is reserved or intended to be reserved
to Henry Tasker, his predecessor in title or his heirs or assigns, over said
20 foot strip, unless and until George Choisy Rayner, or his successors in
interest, shall add said 20 foot strip or a portion thereof to the aforesaid 30 foot -
right of way, in which event'Henry Tasker, his predecessor in title or his heirs
or assigns shall have a right of way over as much thereof as shall be added to the
existing right of way. - _-
Strip 2 - being 50 feet in width, is conveyed to be used for wharfage purposes,.
and/or for the mooring of small boats, and may be partly or wholly filled in as
the party of the second part may elect.
Strip 3 - being 30 feet in width and adjacent to strip 2 above described is conveyed
to be used as open water, and not otherwise by the party of the second part, their
successors and assigns, except that the same may be used for the mooring of
small boats by the party of the second part, their heirs and assigns, the said
party of the second part, their heirs and assigns, being given the right to dredge
all or any part thereof at any time.
