THIS INDENTURE made the 25th day of September, _
1958 between HAROLD W. LORD and LOIS S. LORD, his wife, both
= residing at 76 Linden Avenue, Metuchen, New Jersey, parties
, 'C of the first part, and KATHRYN T, BIRD residing at 109-02

WITNESSETH, that the parties of the first part,

- does hereby grant and release unto the party of the second part,
- her heirs and assigns forever,
-- ALL those certain pieces or parcels of land,
with the buildings and improvements thereon, situate lying and
being in the incorporated Village of Greenport, Town of
Southold, County of Suffolk and State of New York, bounded
and described as follows --
PARCEL "A"
BEGINNIFG at the northeasterly corner of the -
premises hereby conveyed and on the northerly line of a right
of way hereinafter mentioned and defined which line is also
the southerly line of land now or formerly of Herbert Fordham
at a point which is distant 353,50 feet westerly on a course
of North 68 degrees 53 minutes 20 seconds West from a locust
post set in the westerly line of land now or formerly of Inez
- Fordhem; and from said point of beginning running thence
westerly aloe, the northerly line of sa?d right of way North -
68 degrees 53 minutes 20 seconds West Ia.O feet to lends hereto-
fore conveyed by Liber 2621 of conveyances rage 335; thence
in a general southerly direction and along the land heretofore

conveyed to . yner 120.60 feet, more or less, to a point in
the southerly line of land granted by the People of the State -
of New York to the Sandy Beach Association of Greenport,

Inc,; which grant or natant is recorded in the Office of the
Secretary of State of the State of New York, and also recorded
in the Suffolk County Clerk's Office, N.Y., and which point
is the southwesterly corner of the premises herein described;
running thence easterly and along the southerly line of said
grant or patent 40 feet; thence northerly and parallel with
the easterly line of lands of George Choisey Rayner herein-
before mentioned 122,35 feet, more or less, to the northerly
line of said Right of Way at the point or place of beginning.
The above mentioned courses where recited being
according to the true north meridian.
SUBJECT, however, to easements by way of right of way
over and upon the moat northerly 30 feet of the premises
hereby conveyed and together with an easement by way of right
of way over other portions of the right of way which embraces
the northerly 30 feet of the premises now or formerly of the
Sandy Beach Association of Greenport N.Y., Inc. between lands
of Inez Fordham on the east thereof en9 lands of Herbert
Fordham on the west thereof,
ALSO TOGETHER with a right of way in common with others
upon, over and across a parcel of land adjoining said last
above mentioned right of way on the north thereof and which
parcel of land is referred to as Parcel "C", in the interlocutory
judgment of 1929 in the partition action in the County Court
of Suffolk County entitled, "Archibald N. Young, plaintiff vs,
Nettie Hall and others, defendants", which said right of way
extends north to Manhanset Avenue, and which said right of ay
is now generally referred to as "Beach Road".
AEI??G the same premises as conveyed to Harold W. Lord
and Lois S. Lord, the grantors herein, by deed "rom Sandy Beach
Association of Greenport, N,7, Inc, dated May 14, 1947 and
recorded in the office of the Clerk of the County of Suffolk

on June 13, 1947 in Liber 2716 of conveyances at nage $06
PARCEL " 3 "
BEGINNING at e point on the northerly line of a
certain right of way, which point is the northwesterly corner
of other lands of Harold W. Lord and Lois S. Lord, his wife,
and being the premises described as Parcel "A" herein; running
thence northerly in a nrojeation northerly of the westerly `
Line of said other lands of Harold W. Lord and Lois S. Lord,
his wife 100 feet; thence easterly and at right angles to the
last mentioned line 40 feet; thence southerly along the project-
ion northerly of the easterly line of said other lands of
Harold N. Lord and Lois S. Lord, his wife, 100 feet to the
northerly line of the aforesaid right of way; thence westerly
along the northerly line of said right of way 40 feet to the -
point or place of beginning.
THE AFORESAID parcel of land hereinabove described _
and herein conveyed is hereby divided into three parallel strips
said strips beinE respectively 20 feet in width from north to
south, '0 feet in width fron north to south, end 30 feet in
width from north to south, the aforesaid 20 fest strip being =
- im.nediatly adjacent to said right of way, the '0
foot strip
being immcdisttly adjacent to and lying to the north of the
20 foot strip, and said 30 foot strip being immediately
adjacent to and l.vinp to the north of said 50 foot strip, said
strips being hereinafter designated respectively as strips 1,
2 and 3 and which are conveyed subject to the fallowing :-
STRIP 1 - adjacent to the aforesaid right of way is conveyed subject to a street dedication to the Village of -
Greenport recorded is Liber 2430 of conveyances • sge 328. No
right of way over the aforesaid 20 foot strip is reserved
or intended to be reserved to Henry Tooker, his nvedeceasor in
title or his Virs or assigns, over said 20 foot strip, unless

and until the grantee herein, or her successors in interest
shall add said 20 foot strip, or a portion thereof, to the
aforesaid 30 foot right of way, in which event Henry Tasker,
his predecessor in title, or his heirs or assigns shall have
a right of way over as much thereof as shall be added to the
existing right of way.
Strip 2 - being 50 feet in width, is ronveyed to be used
for warfage purposes and/or for the mooring of small boats,
and may be part17 or wholly filled in as the grantee herein
nay elect.
Strip 3 - being 30 feet in width and adjacent to strip
2 above described is conveyed to be used as open water, end
not otherwise by the grantee herein, her successors and assigns
, except that the same may be used for the mooring of small
boats by said grantee, her successors or assigns, the said
grantee her successors or assigns being given the right to
dredge all or any part thereof at any time.
BEING the same premises as conveyed to Harold W. Lord
and Lois S. Lord, his wife, by deed from Henry Tasker, dated
October 30, 1950 and recorded November 6, 1950 in Liber 3148
of conveyances page 185 in the Suffolk County Clerk's office.
PARCEL "A" herein is conveyed subject to Covenants and
Restrictions as contained in deed Liber 2716 of conveyances
page 506 in the Suffolk County Clerk's office
PA3=L "S" herein is conveyed subject to Covenants and
Restrictions as contained in deed Liber 3148 of conveyances
page 185 in the Suffolk County Clerk's office, and also to
the street dedication recorded in Liber 2430 of conveyances
page 328 covering the southerly 20 feet of said parcel.
