and being partly in the Village of Greenport, and partly just outside
the Village ox Greenport, in the Town or Southold, County of Suxfo1k
and State of New York bounded and described as fol1ows:-
BEGINNING at a concrete monument set on the southwesterly line of
land now or formerly of Inez Fordham at the northeasterly corner ox
land of Isabella G. Lawton, 65.07 feet southeasterly along said south-
westerly line of land now or fozmerly of Inez Fordham from the easterly
line of Beach Place, and running thence along said land now or formerly
of Inez Fordham, South 54 degrees, 33 minutes, 50 seconds EAST, 97.605
feet; thence along land now or formerly of Beulah E. Schoonmaker, South
4 degrees, 21 minutes, 20 seconds East, 174.32 feet to the ordinary
high water mark of Greenport Harbor (1934); thence along said ordinary
high water mark of Greenport Harbor (1934), North 82 degrees, 12 minutes
West, 76.72 feet; thence along said land of Isabella G. Lawton, North
4 degrees, 21 minutes, 20 seconds West 220.76 feet to the point or
place of beginning.
TOGETHER with and subject to a right of way over the most Northerly
twelve (12) feet of the premises hereby conveyed and the most Northerly
twelve (12) feet of premises of Lawton extending from the Easterly side
of Beach Place, a public street of the Incorporated Village of Greenport,
over and across the said premises of Lawton and the premises hereby
conveyed to the premises of Beulah E. Schoonmaker.

~ TOGETHER with all riparian rights of the grantors herein of, in and
to Greenport Harbor in front of and adjoining the aforesaid premises.
THE patty of the second part for herself, her heirs and assigns does
hereby covenant and agree to and with the parties of the first part,
their successors and assigns as follows:-
That neither the party of the second part nor her heirs or assigns
shall or will at any time hereafter erect or permit to be erected upon
any partaf the lands hereby conveyed any slaughterhouse, smith shop,
forge furnace, steam engine, brass foundry, nail, iron ordher foundry
or any manufacture of gunpowder, glue, varnish, vitriol, ink, turpen-
tine or for the tanning, preserving or preparing of skins, hides or
leather; or any ale house, oyster house, scallop house, public bath
house, brewery, distillory, or place fur the manufacture or sale of
intoxicating liquors, or for the dressing or cleaning of fish or any
other obnoxious business or trade, or any building of the character or
description known as tenement house and that they will not erect upon
any part or portion of said land any dwelling or other buildings nearer
than five (5) feet to the side line of premises owned by the said
party of the second part, her successors, heirs and assigns.
The said covenants shall run with the land and shall be construed
as real covenants until January 1, 1970 when they shall cease and
terminate, excepting however, that the above covenants and restrictions
or any of them may be altered or annulled at any time prior to January
1, 1970 by written agreement by and between the parties of the first
part and the owner for the time being of the premises upon which it
is agreed to alter or annul the said covenants and restrictions, and
in the event of the death of the said parties of the first part prior
to January 1, 1970 the said covenants and restrictions or any of them
may be altered or annulled at any time prior to January 1, 1970 by the
legal representative of the Estate of the said parties of the first
part, and any such written agreement shall be effectual to alter or
annul the said covenants and restrictions as to said premises without
the consent of the owner or owners of any adjacent premises.
Being the same premises as conveyed to NORMAN W. ANDREWS, JR., and
EVELYN E. ANDREWS, his wife, the grantors herein, by two deeds, one
bearing date the lOth day of September 1949 and recorded in the Office
of the Clerk of Suffolk County in Liber 2992 of conveyances page 263,
on the 14th day of September 1949;
and the other deed bearing date the 7th day .of October 1949 and re-
corded in the Office of the Clerk of the County of Suffolk in Liber
3007 of conveyances page 193 on the 19th day of October 1949
