State of New York, bounded and described as follows : BEGINNING at a point on the westerly side of Sixth Street , distant 125 feet 4 inches southerly from land formerly of Manuel Claudio, being also the intersection of thesoutherly line of land of Frank Rutkowski; running thence westerly along land of Frank Rutkowski, 165 feet to land formerly of S. BueI Corwin; running thence southerly along land last mentioned, 62 feet 8 inches to land formerly of '# William Thornhill and being the northerly line of lot 163 as laid, out on map hereinafter referred to; running thence easterly along the northerly line of said lot 163, 165 feet to the westerly side of K Sixth Street; and thence northerly along the westerly side of Sixth Street, 62 feet 8 inches to the southerly line of Frank Rutkowski; together with all tYe right, title and interest of the party of the first part of, in and to such portion of Sixth Street as adjoins the said premises to the center lira therecC. BEING and intended to be the same premises conveyed to Angel Soto, Jr. and Philomena Soto, his wife, by deed made by Oscar Goldin dated August 23rd, 1961, recorded in the office of the clerk of the County of Suffolk in Liber 5053 of conveyances , page 485, on September 26th, 1961. SUBJECT to any state of facts an accurate s-orvey might show, pro- viding same does not render title unmarketable. SUBJECT to covenants , restrictions , easements , agreements, reserva- tions and zoning regulations of record, if any. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets, avenues and roads abutting the above-described premises to the center lines thereof. TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, and assigns forever, AND the party of the first part, in compliance with Section 13 of the Lien I.aw, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and that the party of the first part will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
