paid by the party of the second part,does hereby grant and release mto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain pplok ece or parcel of land,with the buildings and improvements thereon erected,situate,

State of New York, more particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northerly
side of Wiggins Street and the easterly side of Third Street and
running thence northerly 6 degrees 40 minutes 00 seconds !Vest along
the easterly side of Third Street 80 feet; thence north 83 degrees
20 minutes 00 seconds east along other land of Halpa Corp. 160 feet
to the high water mark of Greenport Harbor; thence southwesterly
along said high water mark of Greenport llarbp_r on a tie line South
33 degrees 34 minutes 50 seconds West 120,521' o a point on the north-
erly side of Wiggins Street; thence north 88 degrees 21 minutes 20 sec-
onds west along the northerly side of Wiggins Street 83.0 feet to
the corner formed by the intersection of the northerly Side of
Wiggins Street and the easterly side of Third Street, the point or
place of BEGINNING.
Together with a right of way and easement for ingress and egress
only, over andacrossthe following described parcel:
BEGINNING at a point on the easterly side of Third Street distant
100 feet northerly from the northerly side of Wiggins Street; running
thence north 83 degrees 20 minutes 00 seconds east 130, feet to a
monument; running thence southerly parallel with Third Street 20
feet to a point; running thence south 83 degrees 20 minutes 00
seconds west and parallel with the first course, 130 feet to the
eas'r.erly side of Third Street; and running thence northerly along ._
the easterly side of Third Street 20 feet to the point or place of
BEGINNING.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
This conveyance has been made with the unanimous consent in writing of
all the stockholders of the party of the first part.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party"shall be construed as;if it read''parties"whenever the sense of this indenture an requires.
