Ritter, his wife, both residing at Six Shore Road, Cold Spring Harbor, New York, party of the second part, WITNESSETH,that the party of the first part,In consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate• lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a monument on the southerly line of Washington Avenue, at the northwesterly corner of lot 56 as shown on "Map of Washington Heights, " filed in the Suffolk County Clerk's office as map number 651, said point of beginning being the northeasterly corner of the premises herein described, from said point of beginning, running thence along said lot 56, south 2023110" east, 135. 18 feet to a monument and land of the Village of Greenport; thence along said land of the Village of Greenport, three courses, as follows: (1) south 37136150" west, 50 feet to an iron pipe; (2) south 2°23110" east, 14. 82 feet to a monument; y ` (3) south 87°36150" west, 25 feet to a monument and land now or formerly of ° a4 Howard Roane; thence along said land now or formerly of Roane, north 2°23110" C) west, 150 feet to a monument on said southerly line of Washington Avenue; thence along said southerly side of Washington Avenue, north 37°36'50" east, e4f 75 feet to the point or place of beginning. BEING and intended to be the same premises conveyed to the sellers by deed made by Jerome Lipman, dated June 11, 1969, recorded June 16, 1969, liber 6566 of conveyances, page 343.
