BETWEEN William F. Claudio, Jr. , and Nancy O. Claudio, his wife, both residing at
59 Washington Avenue, Greenport, New York,
party of the first part, and Donald E. Ritter and Arlene A. Ritter, his wife, both
residing at Six Shore Road, Cold Spring Harbor, New York,
party of the second part,
WITNESSETH,that the party of the first part,In consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate•
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the southerly line of Washington Avenue, at the
northwesterly corner of lot 56 as shown on "Map of Washington Heights, " filed
in the Suffolk County Clerk's office as map number 651, said point of beginning
being the northeasterly corner of the premises herein described, from said
point of beginning, running thence along said lot 56, south 2023110" east, 135. 18
feet to a monument and land of the Village of Greenport; thence along said land
of the Village of Greenport, three courses, as follows: (1) south 37136150" west,
50 feet to an iron pipe; (2) south 2°23110" east, 14. 82 feet to a monument;
y ` (3) south 87°36150" west, 25 feet to a monument and land now or formerly of
° a4 Howard Roane; thence along said land now or formerly of Roane, north 2°23110"
C) west, 150 feet to a monument on said southerly line of Washington Avenue;
thence along said southerly side of Washington Avenue, north 37°36'50" east,
e4f 75 feet to the point or place of beginning.
BEING and intended to be the same premises conveyed to the sellers by deed
made by Jerome Lipman, dated June 11, 1969, recorded June 16, 1969,
liber 6566 of conveyances, page 343.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.

TOGETHER with all right,title and interest,if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the J
and all the estate and rights of the party of the first part in and to said premises; TO HAVY AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
