WITNESZETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the,party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Incorporated Village of Greenport, Town of. Southold,
County of Suffolk and State of New York, generally bounded- and
described as follows :
BEGINNING at the corner formed by the intersection of the southerly
side of South Street with the easterly side of First Street and
running thence North 85 degrees 44 minutes 50 sechnds East along
the southerly side of South Street 105.45 feet to land now or formerly
of S.B. Horton; Co. , Inc_. ; thence South 6 degrees 59 minutes 10 seconds
East along said land now or formerly of S.B. Horton Co. Inc. 109. 0
feet to land now or formerly of Village of Greenport; thence South
35 degrees 44 minutes 50 seconds West along said land now or formerly
of Village of Greenport 105.45 feet to the easterly tide of First
Street ; thence North 6 degrees 59 minute-, 10 seconds West along tile
easterly side of First. Street 109. 0 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the came premises conveyed to the party of
the first part by deed dated January 3 , 1.963 and recorded in the
Office of the Clerk of the County of Suffolk on January 17 , 1963 in
Liber 5294 of Deeds at page 514.
This conveyance is made with the unanimous written consent of all of
the stockholders of the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the firat part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party oaf the first part in and to said prem isss; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second hart, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
