WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
Parcel I: Northerly by Sterling Creek; Easterly by land now or formerly of
Leander B. Chute, formerly of George J. Brown; Southerly by Sterling Street;
and Westerly by land of John Appelt. -
Parcel II: North by Sterling Creek thirty-four (34)feet; on the east by land now
or formerly of Alvin H. Harris; on the south by Sterling Street thirty-four (34)
i feet; on the west by land now or formerly of William Z. King.

BEGINNING at the point of intersection of the high water line of Sterling Basin
with the boundary line between the property now or formerly of Ralph T. Preston
and the property now*or formerly of George J. Brown, said point being north 490
281 54"west, 505.59 feet from a stone monument on the southerly side of Sterling
Avenue; thence along said high water line the following bearings and distances:
north 450 561 30" west, 40.92 feet; north 670 59' 30"west. 47.95 feet and north
730 161 20" west 18.90 feet to an intersection with the boundary line between the
property now or formerly of Ralph T. Preston and the property now or formerly
of E. S. Preston; thence north 380 531 00" east, 93.81 feet into the waters of
Sterling Basin to the Pierhead and Bulkhead Line approved by the Secretary of War,
January 5, 1894; thence south 510 071 00" east, 104.16 feet along said Pierhead and
Bulkhead line; thence south 380 531 00"west 76.45 feet to the.point of beginning,
containing 8,279 square feet, more or less.
BEING AND INTENDED TO BE the same premises conveyed to the parties of
the first part by Ralph T. Preston by deed dated January 14th, 1960andrecorded
in the Suffolk County Clerk's office on January 19th, 1960 in Liber 4756 of deeds
at page 370.

ALL that certain plot; piece or parcel of land, situate, lying and being in
the Village of Greenport, in the Town of Southold, County of Suffolk and State
of New.York, bounded and described as follows:
BEGINNING at a nail on the northerly side of Sterling Street where the said
northerly side of Sterling Street is intersected by,the easterly line of the premises
herein described and the westerly Hue of thepremisesnow or formerly of Leander
B. Chute;
RUNNING THENCE Westerly along the said northerly side of Sterling Street
on a curve bearing to the left having a radius of 233.8y,feet an are distance of
76.59 feet;
RUNNING THENCE still along the said northerly side of Sterling Street North
640 45' 10" West 55.05 feet to a concrete monument in the said northerly side of
Sterling Street, 'which said monument marks the point in the said northerly side of
Sterling Street where the same is intersected by the westerly line of the premises
described herein and the easterly line of the land now or formerly of Appall;
RUNNING THENCE along said division line the following course and distances:

Basin to the United States Pier and bulkhead line;
