BAYNE, formerly known as MARGARET B. STEWART, residing at No. 25 Terrace Avenue, Floral Park, New York i \ party of the first part,and ROBERTA S. PAINTER, residing at No. 150 T. ALL that certain plot,piece or parcel of land,with the buildings and imprmemcros thereon ,,,I,d,,flume, I lying and being in the Village of Greenport, Town of Southold, Su Folk, State of 1'7ew York i boarded and described as follows :- BEGINNING at the northeasterly comer of the premises conveyed and on the northerly side of a right of way hereinafter mentioned and defined which line is else the southerly line of land now or formerly of Herbert Fordham at a point which is p distant 860.18 feet westerly on a course of North 68 degrees 53 miuutes 20 seconds West from a locust post set in the westerly line of land now or formerly of Inez Fordham, which point of beginning is the northwesterly corner of land heretofore conveyed by Sandy Beach Association of Greenport, N.Y. Inc, to Stewart ; and from said point of beginning running thence westerly along the said northerly side of said right of way North 68 degrees 53 mitlntes 20 seconds West 37.28 feet, more or less to lands now or formerly of Herbert Fordhem; thence in a generally south direction and along the said lands now or formerly of Herbert Fordham 100 Feet to a point at the southwesterly corner of the land granted by the People of the State of New York to the Sandy Beech Association of Greenport N.Y. Inc, which 2 grant or patent is recorded in the office of the Secretary of 1ICCIPIKK State of the State of New York and also recorded in the office of the Clerk of Suffolk County, New York, and which point is the southwesterly comer of the premises herein i conveyed; thence easterly and along the southerly line of said grant or patent, E 24.87 feat, more or less, to the said land heretofore activeedto Stewart; thence p north=erly and along the stein land of Stewart 100.31 feet more or less, to the northerly y side of said right of way at the point or place of beginning. TOGETHER with riparian rights in Greenport Harbor in front of and abutting the premises herein conveyed, [ SUBJECT however, to an easement by way of right of any over and upon the E northerly 30 feet of the preadees hereby conveyed, and together with son easement by right of way over other portions of the right of way which embraces the northerly 30 feet of the premises now or formerly of the Sandy Beach Association of Greenport, N.Y. Inc. , between the lands of Inez Fordham on the east thereof and the lands of Herbert Fordham on the west theteo£, and ALSO TOGETHER with e right of way in comfort with others own, over, end across a parcel of land adjoining said last mentioned right of w' on the north thereof, and which parcel of land is referred to as Parcel "C" in the interlocutory judgment of 1929 in the partition action in the County Court of Suffolk County entitled " Archibald N. Yo.mg, Plaintiff vs. Nettie E. Hall, stat. . STEWART and ROBERTA STEWART by deed dated March 17, 1948 and recorded in Liber 2816 of conveyances page 499 on April 19, 1948 The interest of the said Bolen D. Stewart, later known as Helen S. Rival, having been conveyed to Margaret B. Stewart and Roberta S. Painter by deed dated November 2, 1950 in Liber 3150 of conveyances page 74 m recorded on November 10, 1950 The interest of Roberta S. Fainter (formerly Roberta Stewart) having been conveyed to Margaret B. Stewart by dead dated March 30, 1955 and recorded in Liber 3863 of conveyances page 201 on April 4, 1955 PARCEL# 2 AISO all that certain plot, piece or parcel of land with the buildings and improvements thereon erected, situate lying and being at Sandy Beech, in the Village of Greenport, Town of Southold, County of Suffolk, and State of New York, bounded and described as follows, BEGINNING at a point on the northerly line of a certain right of way, ( being the right of ray hereinabove described in Parcel # 1 ) which point is the northeasterly comer of other lands of the said Margaret B. Stewart (Parcel H 1 herein) • running thence northerly at right angles to the northerly line of said right of way 100 feet, thence westerly and at right angles to the last mentioned line 37.28 feet more or less to lands formerly of Herbert Fordham, thence southerly along the lands last mentioned to the northerly line of the afore. said right of way, thence easterly along the northerly line of said right of way 37.28 feet to the point or place of beginning. SAID PREMISES include lands under the water of Sterling Creek adjacent thereto. BEING THE SAME PREMISES as conveyed by HENRY TASEER to MARGARET B. STEWART (the grantor herein) by deed dated August 16, 1963 and recorded in the office of the Clerk of Suffolk County on August 27, 1963 in Libor 5404 of conveyances page 261.
