THIS INDENTURE,made the day of May nineteen hundred and seventy
BETWEEN
Manor Grove Corp. , a New York corporation having its office at
30-98 Crescent Street,Long Island City,New York,
party of the first part, and Leonard Nezin and Marjorie J.Nezin,his wife, resitl_ng at
35�ensington Avenue, Rockville Centre, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imdix at Greenport, Town of Southold,County of Suffolk and State of
New York, and bounded and described as follows:-
Beginning at a point on the easterly side of Main Street where the southwesterly
C14 corner of land now or formerly of Burt,formerly of DeWall and northwesterly
corner of premises hereinafter described intersects the same:

said point being distant 112.09 feet a.)utherly from the corner formed by the
intersection of the southerly side of Case Street and easterly side of Main Street:
running thence along said land now or formerly of Burt,North 83 degrees 09 minutes
b 10 seconds east 166.39 feet to the westerly side of Carpenter Street:
running thence along the westerly side of Carpenter Street,South 6 degreees 55 /
minutes 10 seconds east 80 feet to land now or formerly of Rogers:
running thence along said land South 83 degrees 09 minutes 10 seconds west 166.49
feet to the easterly Bide of MainStreet:
t- running thence along the easterly side of Main Street North 6 degrees 50 minutes
50 seconds west 80 feet to the point or place of beginning.
* Said premises being known as and by the house number and street name of 530 Main
Street,Greenport,New York.
There has been executed and delivered simultaneously herewith and intended to be
t' recorded a purchase money mortgage in, the sum of $5,000.00 which mortgage was made
and executed by the party of the second part to the party of the first part.
This conveyance is of premises which do not constitute all or substantially all of
the assets of the party of the first part.
Being and intended to be the same premises conveyed to the Darty of the first part
by Robert B.Welden and Jean L.Welden,his wife by deed dated Apr11. - 10,1)63 recorded in
Suffolk County Clerk's Office April 171,1963 in liber 5334 of deeds page 211.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, incompliance with Section13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
