BEGINNING at a point on the easterly side of a 10-foot right of way
distant the following two courses and distances from the corner formed
by the intersection of the southerly side of Front Street and the
westerly side of Main Street: (1) running westerly along the southerly
side of Front Street, distant 217 feet more or less to a point on the
easterly side of said 10-foot right of way; (2) south 6 degrees 49
minutes IO seconds east along the easterly side of said 10-foot right
of way 105 feet to a point where the northwesterly corner of the
premises to be described is intersected by the southwesterly corner
of the land now or formerly of Frank Barth; running thence north 84
degrees 33 minutes 30 seconds east along the southerly line of land
of said Frank Barth 30 feet to the land of the Standard Oil Company;
thence south 6 degrees 49 minutes 10 seconds west along the last men-
tioned land 100 feet more or less to the highwater mark of Greenport
Harbor; thence westerly along said highwater line of Greenport Harbor
30 feet more or less to the easterly side of the 10-foot right of way
above mentioned; thence north 6 degrees 49 minutes 10 seconds west
along the easterly side of said 10-foot right of way 102 feet more or
less to the southwesterly corner of the land now or formerly of Frank
Barth above mentioned at the point or place of beginning.
TOGETHER with a right of way from said premises 10 feet in width ad-
joining said premises on the west running northward to Front Street
and together with a right of way adjoining said premises on the west
10 feet in width and extending along the westerly side of said premises
to Greenport Harbor,
TOGETHER with all right, title and interest of the party of the first
part of, in and to the land under the water of Greenport Harbor adjoin-
ing to said said premises and upon which such premises abut on the
south, under the deed from Hulse to Robert L. Mills dated May 29, 1961
and recorded in Suffolk County Liber 4993 at page 410,
TOGETHER WITH all right, 8tle and interest of the party of the first
part of, in and to the lands referred to as now or formerly under the
waters of Greenport Harbor consisting of approximately 698 square feet,
as more fully described in certain letters patent from the People of
the State of New York to the party of the first part dated January 19,
1968, approved by the State Comptroller February 15, 1968 and by the
Attorney General on February 23, 1968, and recorded in the Book of
Patents No. 79 at page 309.
