which on a certain Map of Wiggins Estate, dated 5/19/1853, signed by the said Commis-
sioners and filed in said Clerk's office is designated as follows: lot no. 59, bounded and
described as follows:
BEGINNING at the corner formed by the intersection of the east side of Fifth
Street and the south side of Wiggins Street; running thence south 88°21'20" east, along
the south side of Wiggins Street, 166. 65 feet to an iron pipe and land of the Commissioner
of Welfare; thence running south 6°56100" west, along last mentioned land, 67 feet to an
iron pipe and land of Joseph Lupshewitz; thence running north 82°30110" west, along last
mentioned land, 165. 91 feet to an iron pipe and the north side of Fifth Street; thence
running along the north side of Fifth Street, north 6°55100" east, 50 feet to the point or
place of beginning.

BEING and intended to be the same premises conveyed to Stanley F. Skrezec, Jr. ,
�i party of the first part herein, and Andria Skrezec, deceased, as tenants by the
entirety, by deed made by Charles Bumble, recorded in the Suffolk County Clerk's
office in liber 5200 of conveyances, page 447, on July 20, 1962.

TOGETHER with all right,title and interest,if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHERwith the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVK AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successor and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the ivement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
