ALL that certain plot, piece or parcel of land, with the buildings and improvesnmts therean eroded, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York., bounded and described as follows:

BEGINNING at a•monument on the Easterly side of First Street, distant 250.0 feet
Southerly from the corner formed by theintersection of the Easterly side of
First Street with the Southerly side of Broad Street; running thence North 830_1i'30"
East 135.26 feet to a monument; thence South 6° 49' 40" East and passing through
a monument 78.0 feet to a post and land now or formerly of Horton; thence
South 83° 34' 30" West along last mentioned land 135.28 feet to the Easterly side
of First Street; thence North 60 48' 40" West along the easterly side of Frist
Street 78.0 feet to the point or place of beginning.

restrictions, easements, agreements, reservations, and zoning regulations of
record, if any; and (3) to rights of present tenants, if any.
BEING and intended to be the same premises conveyed to M. Woodrow Angell,
also known as Milford W. Angell, by deed recorded in liber 2946, page 489, in

roads abutting the above-described premises to the center lines thereof; TOGETHER with the

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigos of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund M be applied first for the purpose of paying the cost of the improvmeis and will aptly

The word "party" shall be construed as if it read "partirs" whenever the sense of this indenture so requires.
