being known and designated on a certain map known as "Map of Nathan Kaplan, "
filed in the office of the Clerk of Suffolk County, January 18, 1875, file
no. 338, as and by lot 6,, which said lot is more particularly bounded and
described as follows:
Beginning at a point on the easterly side of Fifth Avenue, distant 292. 90 feet
(291. 6) feet filed map) north of intersection of the north side of Front Street
and the east side of Fifth Avenue, as measured along the east side of Fifth
Avenue; running thence along the east side of Fifth Avenue, north 14049100"
east, 50. 50 feet to land of Pepin; running thence along said land south 76°20'40"
east, 107.03 feet to land of Turomska; running thence along said land south
14050100" west, 50.70 feet to land of Kramer; running thence along said land,
north 76°14100" west, 107 feet to the east side of Fifth Avenue, at the point
or place of beginning.
SUBJECT to (1) any state of facts an accurate survey might show; (2) covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any. and (3) to a mortgage held by the Valley National Bank of
Long Island, recorded March 7, 1969, in the Suffolk county clerk's office,•
liber 5566 of mortgages at page 251 in the amount of $15, 500.
TOGETHER with all right,title and interest,if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premum, TO HAVIr AND TO
HOLD the premises herein granted unto the party of the second part, theeth •n of ptaawn and assigns of
the patty of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the patty of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of TNOW the cost of the improvement and will aptly
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
