party of the first part, and Andrew Herrmann and Ellen G. Herrmann, his wife, both
residing at 546 Main Street, Greenport, 'New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideratioe
paid by the party of the seccpnd part doa hereby grant and release unto the party of the second part, the hero
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements tketeon erected, situate,
lying and beinglocAw at Greenport, Town of Southold, County of Suffolk and State of
New York, known and designated as and by the
lot numbers 5 and 24 on a certain map entitled "Map of Greenport Village, The
Beebe Estate", and filed in the office of the clerk of Suffolk County, on August 10,
1838, as map number 9, which said lots are more particularly bounded and described

North by Case Street; bast by Open Way; West by Main Street; South by lots 6 and
23, which said premises are more particularly bounded and described as follows:
BEGINNING at the intersection of the southerly side of of Case Street and the
easterly side of Main Street; running thence along the southerly side of Case
Street north 83° 051 001' east 166.24 feet to Carpenter Street; running thence
along the westerly side of Carpenter Street south 60 551 1011 east 33.65 feet;
running thence south 82°56150” west 166.29 feet to the easterly side of Main
Street; running thence along the easterly side of Main Street north 6° 501 50"
west 34.04 feet to the point or place of beginning.
SUBJECT to : (1) any state of facts an accurate survey might show; (2) covenants
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any; and (3) to a mortgage held by the Valley National Bank of Long
Island, recorded March 7, 1969, in the Suffolk county clerk's office liber 5566
of mortgages at page 239, in the amount of $16,100.

TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
and all the estate and rights of the party of the first part in and to said premises; TO HAVKAN
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will aptly
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
