Raynor, North 74 degrees 24 minutes East (parallel to said Sterling Avenue) 123.80 feet to a concrete monument; thence along other lands of said Harriet C. Raynor, North 61 degrees 55 minutes 20 seconds East 164.85 feet to a point on the line of ordinary high water in Sterling Creek as shown by survey made June, 1903 by Albertson Case; thence along said former line of ordinary high water, South 38 degrees 51 minutes East 131.35 feet to the northerly line of said Sterling Avenue; thence along said northerly line of Sterling Avenue South 74 degrees 24 minutes West 334.4 feet to the point of begining; said courses and distances being a little more or less by survey of Otto W. Van Tuyl made May 17, 1923. All bearings refer to the meridian as of Village map above referr6d to; PARCEL II _ ALL that certain tract of land under water situate at the said Village of Greenport, in the Town of Southold, Suffolk County, State of New York, bounded and described as follows, to wit: BEGINNING at a point on the line of highwater mark where it inter- sects th8 northerly side of Sterling Avenue; and running thence North 73 30' east 50 feet; thence running on a dei7ection left 95o 130 feet; running thence south 61- west 85 feet to the line of ordinary highwater mark; running thence along said line of ordinary highwater mark south 39'o 45' east 117.7 feet to the point or place of beginang and containing 206/1000 of an acre. SUBJECT to any state of facts an accurate survey may show. SUBJECT to zoning regulations and ordinances of the Town of Southold, and amendments thereto. V That the party of the first part by this agreement intends to convey all his right, title and interest that he has or may have in the real property and any other incidental interest therein that was purchased by the copartnership known as BOOTH HOUSE of which he was one of the partners, from DEMETHA SFAELOS. It is further expressly understood that any and all obligations owing by the party of the first part to the copartnership or any one member of said copartnership in connection with the said BOOTH HOUSE, shall be assumed by the remaining partners of the BOOTH HOUSE, and as such shall constitute the consideration for this conveyance.
